“Need to improve reporting
Pros
Overall it's positive for managing 10 units or fewer but as I expanded, it did not meet my needs. It was free and simple to use, while offering online payments and basic bookkeeping.
Cons
Reporting and ledger management were disappointing. While there were a variety of reporting options, I struggled to handle bookkeeping effectively within the software.

Pros
I have had a good experience with it and the customer service is excellent. It's simple, easy and free great for managing small portfolios.
Cons
Features tend to be limited when managing larger portfolios, which is a bit of a drawback.

“Does it all for property management
Pros
It does everything I need to manage my property and I haven't had many issues with it.
Cons
The user interface needs improvement. Tenants constantly face issues using the tenant portal and I often end up spending hours just explaining how to navigate it.

Pros
It's been good overall, with great customer service. It's generally easy to manage what I need. A key advantage is that our main demographic is partnered with apartments.com, which helps streamline our consumer reach.
Cons
I was not able to reimburse or refund payments directly, it is frustrating. Also, the setup for tenants and guarantors can sometimes be confusing.

“Apartments.com has been awesome
Pros
The best feature for me has been the customer service. A few times when I had to call, I was pleasantly surprised to speak with a real person who was able to address my issues quickly and effectively.
Cons
Sometimes the website glitches and it's specially frustrating when you need to work on an application and the site is either down or delayed.

The ease of getting signed lease agreements and payments through the platform, free of charge, has been a huge plus.
Cons
I wish I could simply upload a document and have it e-signed along with the rest of the contract, it would make things so much easier.

Pros
You can post listings, receive applications, run credit and background checks, set up leases and use DocuSign, accept payments and send reminders, all in one place.
Cons
They could gather more of the information needed in case of evictions like full SSNs and DOBs, to make the process smoother.
