Cons

Great for property tracking

Pros

Getting started with it is easy and it supports a large number of users which makes sharing information across the team really useful. Within the platform we can manage both the legal and financial follow up of properties and it helps connect the commercial team with the administrative side. It's also very helpful for setting KPIs and keeping track of contract renewals and maintenance fees.

Cons

It would be even better if it were easier to pull different kinds of reports. For example having built in templates with the right information already organized would make automatic reporting much more practical.

Pros

I needed software to keep track of rental property management especially for invoicing and collections control. I started with a trial period and it won me over because it was simple to use and above all because of the technical support. Plus moving over from the software I had been using before was very simple. They have always answered my questions and concerns quickly and accurately. I should also mention that they have even built modules to handle some of the functions I suggested which has made the system even more practical to use. The features it includes are enough for everything I need and on top of that they are constantly improving it and adding new ones.

Cons

They recently changed the platform the system was built on and it has taken me a little time to adjust to this new version. Even though it is supposed to give me better control and new features there have been a few issues during the transition. However (as I mentioned before) the technical support is excellent and fast and I think that is probably the most valuable thing they offer.

All in one Property and Billing win

Pros

Having our property catalog and lease contracts gathered in one place has been one of the biggest advantages especially because everything is easy to search and access. Another major benefit was the development and rollout of the billing system where I was also involved. It helped us save a lot of time on accounts receivable recovery, invoice stamping and payment complements.

Cons

There are still occasional issues when filling out invoices and some billing concepts need to be created with help from the development team before they can be used. My understanding is that the software team responds very quickly to the requests sent in to improve the program.

Pros

All the information for properties and units being in one place has been a big advantage for us: files, contracts, billing, collections, expenses and more. It's simple to use, cloud based and the support team has been excellent. They've helped us adjust views, filters and extra fields and they've also been very responsive whenever questions or issues come up.

Cons

We have needed to request the addition of some reports and fields that we consider essential for filtering information and analyzing property performance.

Pros

Information is updated instantly and it's user-friendly and easy to use. The support team responds and resolves issues quickly.

Pros

Lets you generate a wide variety of reports, handle mass invoicing and link one document to another and then to another which makes the whole process much more connected.

Cons

For now there really isn't anything I dislike. I've simply been able to adapt whenever a change comes up.

It gives you a lot of speed when searching for contracts or documents related to the properties you manage since everything is kept organized in one place.

Cons

At the beginning the hardest part is the set up and getting familiar with the concepts and tools but once you understand it everything becomes much simpler.

It's very user friendly and the support from the developers has been very good.

Cons

You still have to ask the developers for a lot of changes. There are also things like uploading contracts that can only be done through the developer.

Easy invoicing and connectivity

Pros

Getting started with it doesn't require much training because it's very user friendly. Another big advantage for the company is how easily it generates invoices based on contract settings which has been a feature they've really appreciated. From an IT perspective we also value its connectivity with other platforms since it makes linking data much more convenient.

Cons

One downside is that deleting a record has to be done cne by one before it can be fully removed. Not having to go through that process would save a lot of time.

excellent contract tracking tools

Pros

Bismo gives us excellent administrative control over our contracts. The option to schedule alerts for increases and renewals is very useful and the ACTIVITIES section is also a strong feature because it lets you track (in general) all the tasks that need to be completed for each contract.

Cons

It would help a lot if notification alerts could be sent not only based on dates but also by hierarchy levels so the involved departments can stay aligned when an increase or renewal has already been carried out and properly followed up.

It has made the monthly billing process much faster and more efficient and applying collections is quicker as well.

Cons

It's very simple to use and the support team responds quickly when improvements or function updates are needed. Overall the platform feels user friendly and even when someone is brand new it's not hard to explain how it works.

Cons

Great expense tracking control

Pros

The part I've enjoyed most about the software is how simple it makes expense capture and the way it connects those expenses to the budget assigned to each property and unit.

Cons

Least favourite part has to be the way the information is displayed since it feels a bit cluttered at first. However once you get used to the different views it stops being a problem.

The best part about the software is how simple it is to use. You really don't need much prior knowledge to get comfortable with the app and start working with it right away.

Cons

My biggest issue with the software is that almost all information has to be entered manually if it wasn't included during the initial setup.
