helpful support and quick setup

Pros

Getting started with this software was very simple and it didn't take long to learn how everything works. The team was incredibly supportive during setup and they continue to be just as helpful whenever assistance is needed. Support responses also come through very quickly which has been an added advantage.

Cons

There are a few small glitches from time to time but the team is consistently working on improvements which I really appreciate.

property management powerhouse

Pros

Being one of the earliest customers I've watched the platform improve a lot over the years. The team is clearly focused on its customers and does an excellent job adding features based on user feedback. It's a very effective application overall. From prospect tracking and lease management to maintenance requests and accounting it really takes a lot of the toruble out of managing properties.

Cons

It's definitely a complex application and the documentation is one area that could be improved.

It covers all the key areas needed for property management so it feels like a well rounded solution overall.

Cons

There are a lot of options built in which can make navigation a bit confusing at times though I understand that different clients need different features.

Pros

Having every part of property management in one place is really helpful and it lets me track the entire rental process from beginning to end.

Cons

One thing still missing is the ability to import transactions directly from banks.

Whenever questions or issues come up their team responds quickly and is always helpful. Their customer service has been really reliable for complex issues.

Cons

At times the system feels a bit hard to figure out at first. Reports, invoices and similar items are not always organized clearly which can be frustrating.

cloud access and good customer service

Pros

Very easy to use and the setup and onboarding process went very smoothly. Any time questions or concerns came up help was available right away. The mobile app is a big plus because it lets our employees access the system from anywhere. Since it's cloud based I'm not tied to the office and can manage things wherever I am.

Cons

For now there really isn't anything I dislike about the software or feel needs to be added. I did have a few suggestions early on and the company listened and made updates almost immediately. They're very responsive to user feedback and quick to follow up.

Pros

It's simple to get started with and doesn't take much time to adapt to. They also keep rolling out new features which makes the platform even better over time.

excellent tenant and finance tracking

Pros

Keeping up with financial reports, tenants and rent management has been really helpful. These features cover the essentials well and feel important for daily property management.

Cons

Overall most of the features are useful and worth having. The only thing I'm not using at the moment is online payments since the tenants prefer not to pay the extra commission.

Compared with the other options we evaluated this software really stood out because of its support and development team. It also offered a strong set of features and a pricing model that was clear and easy. Our account executive took the time to understand our functional requirements, listened carefully and then walked us through the product step by step showing examples of how each need could be handled.

Cons

As with most platforms in this space there are still a few gaps and areas that could be improved. That said the team genuinely listens to customer feedback, takes those needs into account in its development cycle and continues to roll out iterative updates which says a lot about their commitment to improving the product. The main areas where I'd still like to see progress are inter company billing workflows and better calendar/scheduling integrations with third-party tools like iCal and Google.

Property tracking win

Pros

Once we got past the first few months of learning the system we started using it to track every dollar. It's user friendly for internal bookkeeping, tenant communication and sharing information between owners, managers and accountants without much trouble.

Cons

Our bookkeeper is still frustrated that there's no QuickBooks export for external integration. The help section's search function also isn't very useful since it rarely brings up what I need. We ran into a few glitches while adapting it to fit our business since we don't handle traditional rentals but their team has been quick to fix issues when they come up.

Amazing support and real value

Pros

Right from the start this software has been very user friendly and well worth the cost. The customer support is outstanding! they genuinely help and even put user suggestions into action. Since they're Canadian the laws and forms are relevant and kept current which makes a big difference. It also covers everything in one package without overcharging or locking you into long term contracts. You can tell they work every day to keep customers satisfied and I really appreciate not being tied to a lengthy commitment.

Cons

At this point I really don't have any complaints. Anything I don't use can simply be turned off.

Rent payment and owner payout have been excellent. Those parts of the system work really well and stand out the most.

Cons

Reporting still has some room for improvement especially in BC where there are a lot of trust account compliance requirements but the team is actively working on it.

Using this software has been great! It's easy to use, rent collection works without any problems and the support team is always available and helpful whenever needed.

Cons

I'd prefer having the option to call and get support straight away although I have to say the team responds very quickly to any questions by email.

Navigating it feels very simple. I can locate what I need quickly, make updates or edits without any toruble and sort by a wide range of variables to really narrow down my searches and reports. Also the customer service is outstanding! They always respond quickly and get issues resolved fast.

Cons

One thing I'd still like to see is the platform continue to grow by adding tracking for more types of items. For instance it would be helpful to track details like furnace filter sizes at the building level along with similar information and then be able to run reports using that data.

After switching from another provider to this one the difference was obvious right away. The system is much more user friendly and having the option to send and accept online payments has been a huge advantage. The interface looks polished and entering data is very organized which saves our team a lot of time. Their customer service has also been excellent, very quick to respond with thorough training and strong support during onboarding and anytime we've needed help.

Cons

There were a couple of concerns with the rent receipts at first but once we reached out the issue was resolved quickly.

complete property management win

Pros

It covers pretty much everything needed to manage a property. Prospective tenants can complete applications, book viewings and move right into the lease process and the whole setup is very simple to use. Automatic rent payments work flawlessly every time. I also appreciate that every email is tracked and all LTB forms can be sent directly from the platform. Customer support responds within hours and if anything is unclear they're always there to help.

Cons

I haven't run into any issues with the program.
