Quite good but not the best

Pros

Journal production was pretty simple and mapping everything was quite easy too.

Cons

Setting up a new lease is not as easy as we expected it to be and takes quite a bit of our time.

Makes lease tasks way easier

Pros

I really like how it combines administrative database functions with accounting tools all in one. Also it lets different teams access data securely.

Cons

Sometimes I wish the accounting reports were a bit stronger. I have what I need for disclosures but there have been a few workarounds instead of a single, all in one report.

Works the best for us

Pros

Everything is easy to reach which makes it a one stop place for us where all info is stored on a single platform.

Cons

I am still getting familiar with all the features and I think more initial training would help a lot.

Really user-friendly

Pros

The app is user friendly with a smooth flow from page to page. The way data is entered also makes sense. Overall it took me very little training to get the hang of MRI ProLease for lease abstraction.

Cons

For properties with multiple leases if we upload a document to one lease, it does not become available for the whole property.

Decent tool

Pros

What stands out the most to me about this software is the Portfolio Insight feature.

Cons

The ASC 842 / Accounting Manager part is definitely my least favorite aspect of this software.

Better options are available out there

Pros

The forms work really well, once we manage to access them.

Cons

Figuring out all the necessary items was really tough for me. Also, the User Training and Knowledge Center is huge but it still takes a lot of time just to fill out and print forms.

Not a fan

Pros

Since it is cloud-based, storing documents directly in the software has become very easy for me.

Cons

Some promised features just are not available. Plus I have to manually verify outputs because they can be unreliable. And reports are not covered by SOC reports and often cannot be trusted.

Ideal software

Pros

I like how simple it is to use, the cloud feature is great too and being able to share with clients is also simple. Plus the AMT team's support was awesome.

Cons

We are still trying to create easier reports for our CPA firm using this software and the standard chart of accounts. Since we use it to implement ASC 842 for many clients, we need simple reports and an easy chart of accounts that works across multiple clients.

It didn't meet the mark

Pros

Honestly I cannot say anything positive yet because we have not been able to use the system successfully as planned.

Cons

The system feels very basic and even then it does not always work properly. As there is a lot of downtime and every day brings a new problem for me.

Unreliable and not easy to work with

Pros

The lease overview pages are well structured and give us a lot of useful information.

Cons

AMT has frequent service disruptions that make it hard for us to depend on and can affect data quality. And sometimes it is confusing which reports to use for certain information.

Like it overall

Pros

The thing I like the most is that everything is perfectly organized and easily accessible through the web.

Cons

There are some glitches that I noticed with the new FASB rules but it seems to be settling down now.

This one's not it for lease accounting

Pros

MRI ProLease user interface is generally decent and I also find it pretty easy to navigate.

Cons

Where do I start? The Report Builder is outdated and if you want anything beyond the standard reports, it gets really complicated. The technical accounting side is frustrating as even after a year they have not built the ability to CLOSE OUT A LEASE automatically. You have to track expired leases yourself and make manual journal entries to clear assets and amortization. Plus I opened a support ticket two months ago about a problem that stops us from generating a system entry for one of our biggest leases. I have been making manual entries which are just guesses since there's no FASB schedule with no resolution in sight. If you only need lease accounting not the full lease management this software is not worth the hassle.

Needs some polishing, but promising

Pros

It works as a single database for all your leases. And customer support tries hard to help fix problems and guide us through the learning curve. After initially giving a negative review I updated my rating because the CEO reached out personally to address our concerns. It shows they really care about their customers.

Cons

There have definitely been some growing pains. ASC 842 turned out to be more complex than anyone expected with every client having unique needs. I believe AMTDirect struggled at first but they are working hard to fix problems and release new features. When we signed up a year ago we thought we were getting a finished ASC 842 product with all the features we wanted but that was not true. Since then, they have added a lot of new features. Not everything is there yet but they admit that and usually offer workarounds or manual help if the system cannot handle it. After talking with the CEO I think they genuinely want to improve and will keep rolling out the features we need.

Needs work on reporting features

Pros

The color coding and layout look good. I can view plenty of info on one screen without it feeling cluttered or confusing to find what I need.

Cons

Well the reports are not very user-friendly. We have to export everything to Excel and then spend a lot of time cleaning up unwanted lines and info.
