Pros
Nothing good to say. This is the worst software I have ever used. So avoid it if you don't want a headache.
Cons
The worst part is their total lack of communication and inability to assist with their own software. I had to file a complaint with the ACCC because of this.

“Not built for commercial property needs
Pros
The platform is simple and clean with clear reports that are easy to understand which I like about it. However the automation that is supposed to boost productivity does not always deliver.
Cons
After using the system for a few weeks it is clear that key functions for managing commercial properties are missing. For example there is no outgoing budget reporting or tracking expenditure against a budget. The owner withheld funds feature we had in our old system (REST) is missing so we have to calculate and enter those figures manually. You cannot assign a lease agreement to a new tenant while keeping original lease start dates. Plus mid-month rent reviews are not supported as you have to create a second invoice manually after automated emails are already sent which confuses tenants. Also there is no way to verify payment details before uploading bank files so if something is wrong, you must delete and reload payments which wastes a lot of time. GST reporting is also inconsistent across different reports forcing time-consuming manual checks. And entering creditor invoices does not allow multiple line items with different account codes which means some invoices have to be entered twice. Journals can't fix incorrect GST entries. I could go on as there are so many shortcomings and on top of that you are locked into a 3 year contract.

Honestly nothing about the product, service or team really stands out to me.
Cons
This is the most expensive and unhelpful company I have dealt with in my business. After struggling with them I'd recommend their competitor Property Me instead.

Pros
MRI Property Tree software is easy to use and since it is cloud-based, I can work from anywhere. Plus the chat support is excellent too as they are knowledgeable and patient when answering my questions.
Cons
Navigating the commercial side of the system is way trickier than I thought in the beginning.

Pros
What I like most about PropertyTree is how easy it is to use and how much automation it offers. Tasks that used to take hours like closing periods and paying landlords and creditors now take just minutes. All the important info is right in front of me, so there is no endless clicking through menus. Also automated messages to tenants, landlords and tradespeople save a lot of time and simplify things for property managers. Plus the interface is clean and simple. Live chat responses are very fast though phone support can have long hold times. Moreover the knowledgebase solves almost every problem I have although it could be a bit more comprehensive.
Cons
Transitioning from REST to PropertyTree was easy since both are owned by MRI software. They handled most of it though some data cleanup was needed. We miss some REST features like automatic water calculation based on readings, contact salutations and mail merging to multiple contacts at a property like sending one letter to Mr & Mrs Smith instead of two separate ones. These are minor issues though. A bigger problem is we cannot pay tradespeople directly from tenants like for example for pool chemicals. As we have to charge the owner first then bill the tenant which frustrates some landlords who are not used to reimbursing tenant expenses. Bond deductions are also problematic. Integration with inspection software is good but could improve if properties could be moved without creating an inspection or converting prospects to tenants before move-in.

Pros
The Owner and Tenant Portals are a major reason we picked Property Tree. Trust accounting and daily receipting are automated saving us at least five hours each week. Property Tree Contacts is also very useful and being able to access files and tenant and owner info from any device has been a game changer as no more being stuck at a desktop. Plus the reports look modern and customizing communications has been really helpful.
Cons
A mobile app designed specifically for property managers would be better than logging in through a browser which is hard to navigate on phones. Plus document storage is clunky and messy because all files are in one place without folder organization or batch photo uploads. We still use OneDrive folders for properties which feels redundant. The tiered pricing jumps steeply in 100 property increments making it very expensive once you pass 100 properties.

End of month statements let us send invoices along with the statements easily which saves us a lot of time.
Cons
Well I personally think the notes feature is not as good as it was in REST.

“Using it for years and quite happy
Pros
I have been using it for over five years and have seen it grow with more and more features. My favorite is Invoice Genius and its connection to work orders. Also the app is very simple and easy to use.
Cons
One thing I did not like is the drop-down menu that appears when saving a document to label it as it was better before. Otherwise I have been using it for so long I know it well and it works perfectly for my business.

“Simply the BEST
Pros
Everything is on one page, letting me see tenants, properties and owners at once which is super amazing. Also the staff were very helpful during setup.
Cons
Email features need improvement but the good thing is that PropertyTree is working on that. Also I feel like a simpler journal process would be helpful. Plus tenant rent downloads only capture numbers without names or property info which is inconvenient.

“It has pros and cons
Pros
In today's world of competing cloud systems continual updates are key. What I like best about PropertyTree is the ability to export reports in CSV format and have all info at my fingertips. Also I really like the new interface and reporting features which make audits easier.
Cons
Overall I want three main things. First export properties linked to owners with all contact details e.g 123 Smith Street, landlord name, email, mobile, address. Secondly send merge documents for notices like routine inspection or entry notices through PropertyTree. And laslty integrate Gmail so all emails in and out are logged automatically. That last one might be a stretch but it would be a game-changer.

Pros
Property Tree covers all my management and sales needs well. Plus being cloud-based means I can access it anywhere on any device. And its automation, follow-ups and integrations save a lot of my time and reduce paperwork.
Cons
I prefer to have the basic ownership statement style that itemized management fees.

Pros
We love the cloud access and ease of use from work, home or on the road. Plus the tenant, property and landlord portals are also very user friendly.
Cons
Reporting from an individual property manager's perspective is not great. Financials could be streamlined better as our trust accountant finds it slower and less user friendly than Property Me.

Pros
Most functions are pretty user friendly and easy to learn and being cloud-based is a huge plus nowadays. Also I like how well Property Tree integrates with the third-party software we use keeping all data synced. Moreover Tust accounting is simple and faster compared to other products like REST. And over the past year or so many improvements have been made which makes the software even better.
Cons
There are quite a few small issues that need fixing but key problems seem to get buried in user forums. Some might only affect our agency but they seem easy to fix. The biggest disappointment is the reporting as there is no consistent data output which makes detailed reporting very difficult. For instance reports don't show which property manager is assigned, so exported reports require a lot of manual editing to get meaningful insights. And though I know PropertyTree has a Business Insights module but at nearly $5,000 a year it is far too expensive for us.
