Pros
For the past ten years this has been a reliable part of my work. Every now and then an outage or bug pops up but the their team is always very helpful and gets everything running again quickly.
Cons
Like any software the only downside is that it occasionally has outages or freezes from time to time.

“frustrating navigation and invoicing”
Pros
About the only positive thing I can point to is the color scheme. Beyond that I honestly don't have much to say that's favorable about the system. I don't want that to sound like a lazy answer but after using other software options I genuinely can't think of a single feature in it that I actually enjoy using or would choose over something else.
Cons
Nearly everything feels harder than it needs to be. Getting around the platform and even trying to use the resource library is frustrating, customer support hasn't been helpful when I've had to deal with them, vendors seem to have poor experiences as well and the invoice workflow has way too many steps to be practical or useful.

“Lease setup is simple”
Pros
Getting leases entered and set up is fairly simple but handling renewals, terminations and similar changes is much more challenging.
Cons
During the first two years they capped their price increases at 3%. In the third year I was notified that the cost would go up by 5% or CPI whichever was higher. The same thing happened again this year with another 5% or CPI increase whichever is greater. Since most of my Common Area Maintenance charges are capped at 3% we are effectively losing 2% each year that I can't pass along to my tenants. Make sure you require a cap on their annual increases before signing the contract.

Pros
It makes it much easier to stay compliant with fair housing laws and it also does a good job of forecasting current market values.
Cons
One limitation is that I'm not able to adjust rates through other programs.

“Fast asset optimization tools”
Pros
Using the asset optimization feature has been a big plus for us. It helps us keep close track of rent pricing and measure it against the market accurately. The software is also very user friendly and it loads quickly every time I am working with a client.
Cons
An issue that stands out is how pricing availability is displayed. The system should show the lowest price based on the earliest available move in date rather than showing it as available immediately. It could be a setting problem on our side but right now it lists the cheapest rate for today even though the soonest someone can actually rent and move into a unit is three days from now. That creates more of a marketing challenge than anything since clients naturally want the lowest rate but that option is not actually available.
