Something it did well was security and I also appreciated the customer support, fast performance some tenant management features and how well it worked for a small business.
Cons
The biggest disappointment was other parts of the property management side of the software that was installed.

Has been especially helpful for keeping multiple properties organized in one place which is the part I value most about using the app.
Cons
An issue I ran into with the software was trying to access it while I was out in the country without service so getting into the app was difficult that one time. Aside from that it has been very good to use on a daily basis.

Hard to tell whether the system has become more user friendly or if I've simply gotten more familiar with it over time. Either way (like most softwares) the more I use it the easier it becomes to figure out.
Cons

Pros
Getting around the platform is very easy and it didn't take long at all to learn. I'm always looking for tools that simplify my daily work and this one definitely does that. I'd absolutely recommend it.
Cons
At times the software doesn't sync immediately with the other system we use so I'd like to see it update a bit faster.

“helpful pricing details but confusing

One feature I rely on every day is the LRO (lease rent options) part of this software for unit pricing. It does a nice job pulling together unit prices and details and it can stay in sync accurately with our Yardi system when it works. I also appreciate being able to view the detailed price breakdowns across different lease terms which is really useful.
Cons
That said the pricing is not always correct and the square footage listed for each unit is not accurate either. The system can be pretty slow and it refreshes often enough that it signs me out more than it should. Even after using it for a year I still feel unclear about what a lot of the main screen is supposed to mean.

Pros
Starting off with it was pretty simple even though I had never used the system before. It didn't take long to learn and the customer service team was very helpful throughout. Having features like document storage, an integrated resident portal and compliance tools all in one place is a big advantage.
Cons
My only frustration was with the compliance department. It was difficult to work with them because they seemed to rely heavily on prompts rather than having a strong understanding of actual property management laws and affordable housing requirements.

Pros
The softwae makes it simple to email or text both current residents and prospects and I really appreciate that it keeps a record of those messages as well.
Cons
The downside is that former residents have to be removed manually when that process really should sync with the system automatically.

Pros
Pulling reports was really simple and getting daily pricing was something I appreciated a lot. It also did a solid job filtering which apartments were currently available.
Cons
Pricing could jump or change way too often which got pretty irritating. A unit could increase by $500 in a single day depending on how many apartments had already been leased.

The website is fairly easy and honestly that is the only part that felt good to me.
Cons
The management team was very condescending and treated me like I didn't know anything. When I asked to be assigned to a different manager my messages were ignored and then my account was blocked and I was removed from the group. I also put money into this company and I still have not received my refund or the daily commission payments that I was supposed to get.

Cons
You're basically on your own with this software. There's no real customer service and no actual person to reach out to. Instead you're stuck using a buggy and broken platform along with a chatbot and a few so called training videos. Good luck with that.

Help center ended up being my favorite part of the software. While I was getting familiar with the system it was really helpful to jump into the help center and find answers to all the questions that came up.
Cons

It offers a wide range of well organized bulk settings which gives property management teams at larger communities a much more efficient way to handle daily, weekly and monthly work faster.
Cons
At the same time it feels too segmented. While having a separate category for everything can be useful, managing multiple properties means you have to click into each one individually just to view resident information for that specific site. That setup ends up working against one of its strongest advantages which is the bulk setting function.

It's an excellent choice for apartment communities that need to keep up with all tenant information. Sending files to collections for overdue accounts integrates very easily which makes that part of the process much more convenient.

Honestly there wasn't anything positive about it. They really should be giving refunds.
Cons
Using it has been frustrating because the five separate platforms don't work together properly which makes moving between them confusing and inefficient. They also need to update the W 9 on their website instead of wasting people's time by asking for new submissions. On top of that you can't even find out the property management insurance requirements unless you pay $109 just to access that information.

About the only positive thing I can point to is the color scheme. Beyond that I honestly don't have much to say that's favorable about the system. I don't want that to sound like a lazy answer but after using other software options I genuinely can't think of a single feature in it that I actually enjoy using or would choose over something else.
Cons
Nearly everything feels harder than it needs to be. Getting around the platform and even trying to use the resource library is frustrating, customer support hasn't been helpful when I've had to deal with them, vendors seem to have poor experiences as well and the invoice workflow has way too many steps to be practical or useful.

“Lease setup is simple
Pros
Getting leases entered and set up is fairly simple but handling renewals, terminations and similar changes is much more challenging.
Cons
During the first two years they capped their price increases at 3%. In the third year I was notified that the cost would go up by 5% or CPI whichever was higher. The same thing happened again this year with another 5% or CPI increase whichever is greater. Since most of my Common Area Maintenance charges are capped at 3% we are effectively losing 2% each year that I can't pass along to my tenants. Make sure you require a cap on their annual increases before signing the contract.

“Fast asset optimization tools
Pros
Using the asset optimization feature has been a big plus for us. It helps us keep close track of rent pricing and measure it against the market accurately. The software is also very user friendly and it loads quickly every time I am working with a client.
Cons
An issue that stands out is how pricing availability is displayed. The system should show the lowest price based on the earliest available move in date rather than showing it as available immediately. It could be a setting problem on our side but right now it lists the cheapest rate for today even though the soonest someone can actually rent and move into a unit is three days from now. That creates more of a marketing challenge than anything since clients naturally want the lowest rate but that option is not actually available.
