“Online applications with useful screening
Pros
Being able to handle tenant applications along with credit, background and eviction checks is really important. Prospective tenants can complete everything online and I can review and accept applications there too. It makes the whole process very convenient.
Cons
At the beginning it can be a bit confusing. Some prospective tenants hesitate to pay the $39 fee because they do not immediately realize it covers a full month and lets them apply to multiple listings and not just mine. That information does not seem obvious enough up front.

Pros
Searching for rental properties by ZIP code makes the whole process really convenient. The sorting and filtering options are simple to use and being able to create an account is a nice plus. Everything works quite well and the fact that it has apps for both iPhone and Android makes it even better.
Cons
Honestly there's not much to complain about :)

Pros
For me having access to the free trial was the biggest advantage. It let me test the potential of the product properly across my rental properties in different locations before deciding to commit.
Cons
The software felt much too complicated at times and there were parts of it I just couldn't figure out. I really wish it were more simple to use.

Pros
Creating listings is easy and it helps me keep all my properties well organized. When a tenant moves out I can quickly repost the apartment on this platform and reply to inquiries right from the app which makes the whole process really convenient.
Cons
Overall it has been really solid but the only thing I'd want is a separate app designed specifically for the landlord side of the software.

“fast deposits
Pros
Getting rent into my bank account quickly has been the biggest win. I had also considered Cozy and I really liked its modern design and how simple it was to use. The downside was the deposit timing because rent payments took forever to arrive. On average it was about 5 business days and once you added a weekend or holidays, it could turn into 8 to 10 days. If a resident paid at the latest on the 5th and the money did not show up until the 12th I would already have had to cover all my mortgages on the 10th. I can float things for a couple of days but I would rather not float 6 mortgage payments if I do not have to. I went with this software because they told me deposits would take 2 to 3 business days and in reality it has almost always been 2 business days. I have even seen it hit in under 48 hours. It used to cost me 1.95 per transaction but now it is free and the deposit speed has stayed the same. Even before 'facebook marketplace' most of my rental leads were already coming through this software so keeping everything on one platform just made sense. I use it for listings, applications, credit reports, background checks, rent collection and maintenance requests. I self manage 13 of my own units and every resident pays through it. I genuinely love using it! All of my applications, credit checks and background checks also come through this and most maintenance requests are submitted there too. If you are managing your own rentals it really feels like a no brainer.
Cons
One limitation is that it allows partial payments although every free software option I looked at seemed to do the same thing. I also cannot customize the application. There are a few questions I would prefer to remove but that is not an option. For example it asks things like "do you have legal right to be in the US?" and "have you or someone in your family served in the military?" Those questions are not part of my screening criteria so I would rather leave them off. I also wish there were a way to save and share documents. When I create a new lease it would be really helpful to upload a digital copy of the signed rental agreement so the resident could access it too.

“Simple Rental Listing powerhouse
Pros
There's no need for lengthy training as the set up process doesn't take very long. It's honestly one of the simplest ways I've seen to post rental listings online. The exposure it gives to the public fits the rental market really well and it also makes it convenient to schedule showings and screen applicants.
Cons
Posting several properties at once can take quite a bit of time. New users may also need a little adjustment period to get used to the layout and understand how rental listings are supposed to be entered.

Pros
It has been very simple to use! I can update important parts of my listings in just a few seconds and the photo selection and reordering tool feels more user friendly than what I've used with most other ILS platforms.
Cons
something I'm not a big fan of is having to choose feature days manually. It would be better if that part were automated or if there were a single screen where I could manage all listings at once.

Pros
Having them handle our listings, assist with legal forms and take care of the other setup work has made the whole process much simpler for us. On top of that it's been far more affordable than the other platforms we've used.
Cons
The biggest challenge for us is still finding competing properties in our area so we can better compare pricing and set rent appropriately.

Renting out my basement felt overwhelming at first especially trying to figure out how to market it and handle tenant screening. A friend suggested this software through KSL in Utah and it ended up making the whole process much simpler. I started getting a lot of interest within the first week alone. The biggest relief was having applications and screenings handled through the platform, with the fee passed on to the applicant. We've already found a renter and I'll definitely keep using this product again and again :)
Cons
Something I'd still like to see is the option to upload videos of the rental not just photos so potential renters could get more of a virtual tour experience.

Pros
Handling my accounting and balancing income statements with QuickBooks is very convenient here. Having a photo displayed for each property we list on this software is also a nice touch and the pricing is affordable.

Pros
Easy to use and they keep making updates to improve the system. They're also open to feedback which I appreciate. Whenever questions come up there's always a real person available who actually pays attention to what you need. Another advantage is the flexibility in their packages, you can update your text and swap out photos yourself whenever needed!
Cons
It feels more like a classified ad platform than a modern internet listing site. That isn't necessarily a bad thing but I'd prefer ads to be more interactive for today's users instead of mostly being a photo scroll. Even though they can host video I'd still love to see the listings become more tech forward with features like 3D or interactive floor plans. I'd also like better tools for area listings, featured ads and more specific drill down options so the details users are searching for stand out more clearly.

Pros
Such an easy to use software! Anytime something comes up I can jump into a chat with customer support and get help right away. Using the software for rent collection over the past few months has been a really positive experience. Payments usually hit my account within two business days which is much faster than other platforms I've tried. It also takes a lot off my plate because I don't have to chase my tenant for rent (the software automatically sends reminder emails for me). Oher than that I have the late fee set to apply automatically if rent still hasn't been paid after the 5th so the system handles most of the work without me needing to step in.
Cons
Only downside for me is the transaction fee. That said the software reports positive payments to Experian so my tenant doesn't mind paying it since it helps them build credit each month.

Pros
Having everything for property management in one place has been a huge help. I can manage current renters, find new tenants and handle payments without jumping between different tools. It keeps the whole process together and makes daily rental management much simpler.
