flexible controls

Pros

Using this platform has been very easy. Making changes is simple, the toggle style switches let me quickly select or remove options for individual renters and keeping up with payment history is very convenient.

Cons

I still haven't gone through every feature it offers but at this point I haven't run into any real shortcomings or found myself wishing it included something specific.

Pros

Really convenient to use this software because it's simple to work with and easy to use. Also it's free which makes it even better than dealing with tenants mailing paper checks.

Cons

One thing it's missing is the option to set an annual rent increase.

Pros

Very easy to bring tenants onto this platform. I just enter an email address or phone number and it sends them a payment link by text or email. It also removes a lot of excuses around late rent since tenants can pay with a credit card when they do not have cash available. At that point the credit card company can deal with collecting the outstanding balance.

Cons

Payment feed still needs improvement. It is hard to clearly see who paid and when. A lot of the time the deposits showing in the bank feed do not match the payment dates listed on this platform. For example if a tenant pays on the 2nd it might not appear in the bank feed until the 4th. Also it may only be labeled as a generic deposit instead of showing that it was a rent payment. It seems like there is probably some communication gap between Lending Club bank and the software itself.

Pros

Easy to set up and get runnning and all of my tenants are actively using it. The fact that it's free is easily the biggest advantage for me.

Cons

I don't like that it has persistent ads which can't be removed, along with bank transaction details showing up when I don't really need them. It would be much better if the welcome screen could be customized to display only the information I actually want to see.

affordable and tenant friendly

Pros

One of the biggest advantages is the cost and the platform is very simple to use. My tenants really enjoy using it as well and the automatic reminders are a big help.

Cons

At times it can be a little hard to locate where rents are listed and the sorting could be more accessible but overall it still works well.
