Affordable rent tracking that works

Pros

After using it for several years it has stayed very affordable and is fairly simple to get set up. It does a good job of tracking payments and can apply late fees in a few different ways which is really helpful.

Cons

One thing I'd like to see is a notification when a tenant is past due. It would also be nice to have more up to date features like a mobile app for both landlords and tenants. I also wish there were a way to make sure submitted payments were actually guaranteed since I've had tenants send payments that later got rejected when the ACH tried to debit their account after other charges had already gone through.

tenant payments made simple

Pros

Paying rent through this portal is easy for tenants and the processing fees are very reasonable. If you only manage one property the basic plan gives you the option to decide who covers the processing cost. Even when the property manager pays it the pricing still feels fair.

Cons

Honestly there isn't much to complain about here. It's a solid portal for landlords and small property managers. The only limitation is that if you need something that connects directly with your PMS this probably isn't the right fit.

Unreliable rent payments

Pros

Getting started and using it was simpe up until October 2017.

Cons

There's no assurance that a rent payment sent by a tenant through this system will actually reach you.

Credit reporting much appreciated!

Pros

Was extremely simple to get stated with and using it has been just as easy. My tenants really appreciate that I can have their rent payments reported to the credit bureau and that feature helps me attract better quality tenants.

Cons

One thing it's missing is the ability for tenants to submit repair requests online. It also takes a few days from when the tenant's payment is due before the money actually reaches my bank account which I don't personally mind but is still worth noting.

lost rent and no support

Pros

For students paying rent through the platform is simple. Beyond that there really are not many positives especially since they took my money and never got back to me.

Cons

Getting deposits into our bank account takes far too long. Even worse customer service might as well not exist. After the rent payment was lost by their bankrupt processor they never replied to any of my emails.

Pros

The app itself was easy and it worked without issues during the year and a half we used it.

Cons

Unfortunately they failed to properly evaluate the risks that came with relying on a vendor to process rent payments.

Costly errors and poor communication

Pros

When it worked the platform had an easy payment collection process and the fees were fairly reasonable. Setting up accounts was also simple.

Cons

Their mistake ended up costing us thousands of dollars. On top of that they failed to communicate quickly which resulted in millions of dollars in customers funds being affected.

Pros

It did its job properly up until the owner disappeared with everyone's money.

Cons

Communication has been terrible. The system collected rent from tenants but failed to pass it on to landlords back in Oct 2017 and a lot of people are still left hanging for much larger amounts.

Late fee controls but rent holds

Pros

One useful feature is that it lets you block partial payments, apply late fees and stop tenants from submitting payment unless the late fee is included.

Cons

As of October 13 they have reportedly held back nearly millions in rent that should have gone to landlords. Communication has been very limited and the explanation keeps changing. Their Facebook page had updates if it is still available and the closed software discussion group had more details along with information on steps people could take to try to recover their money.

clear payment tracking value

Pros

Having a full record of every tenant deposit really helps: date, time, amount, purpose, late fees and any other charges are all logged in one place. Both the landlord and the tenant can see everything right away which gets rid of any confusion about what was paid, what was received and what is still due. Also it's very affordable.

Cons

The only thing I'd improve is the transfer speed, it would be nice to get access to the money in one day instead of having to wait three days.

Automatic Rent Collection Win

Pros

Using this system has been very simple. My tenants appreciate that their rent is withdrawn automatically every month and I do too. It saves me from going door to door to collect payments or waiting around for rent checks to arrive in the mail.

Cons

A downside which is not really the softwares fault is that around holidays it can sometimes take five or six days for the rent to show up in my account.
