Pros

Although I have no experience with competing products, the LiveTrust software seems fantastic so far and should simplify my bookkeeping. The LiveManager part of LiveRez is also very good and should simplify my housekeeping procedures. The website they created for my business is robust and successfully converting bookings. While these features are good, they don't quite make up for the cons...

Cons

I chose LiveRez for their integration with Airbnb. They were the first to have a direct API connection to Airbnb, so I thought it would be robust. I was sadly mistaken. I lost the ability to manage parts of my Airbnb listing, like adding custom check-in instructions, which was one of my favorite features. Also, many amenities that Airbnb allows me to mark as "included" are not available in LiveRez, so my properties appear on Airbnb as missing critical amenities. Moreover, their integration with NextPax is costing me on the VRBO side. I was told after integrating that messaging on the HomeAway/VRBO app would be disabled and I should manage inquiries through my PMS (LiveRez). But there's no place to do messaging in LiveRez! I can't get guest contact information through HomeAway/VRBO, so I'm stuck unable to respond to inquiries. Adjusting rates for specific days is almost impossible, and dynamic pricing is out of the question. Overall, LiveRez reminds me of VRBO in many ways. It's a legacy product with many features haphazardly layered on top of each other, making the user interface clunky and hard to navigate. Most importantly, it lacks many features I need.

Horrible support

Pros

It seemed pretty comprehensive, but we never fully found out because implementation support was terrible. We called the support phone number at least 15 times, and not once was our call answered. We always got voicemail after six minutes on hold.

Cons

Clunky at best. The CRM was limited, and the work order system was very hard to implement. In general, not very flexible.

Easy to use, great interface

Pros

I really like the interface of the software; it's very intuitive! It's easy to create properties, and the website is great with excellent dynamics.

Cons

I wish I could get occupancy reports for longer than three months at a time. Sometimes it's very slow and lags, but it could be worse. Also, it times out too fast.

Used for condo hotel. Version I had did not have any check in/out or housekeeping function

Pros

I liked the program layout and the note system, but it didn't have enough functions to be useful in our operations.

Cons

There's no check-in or check-out function, no housekeeping status function. Both are basic essentials when running reservation software.

LiveRez Helped us Streamline our Vacation Rental Business

Pros

LiveRez was our first vacation rental software, other than doing things manually. It was easy to use and synced with our travel protection agency, which was amazing! It helped us keep all our reservations, unit information, etc., in one place. Customer service was always ready to help when we needed assistance.

Cons

The accounting portion of this software was not the best. We didn't really use it except for running reports.

Overall a great experience from software usage to the support on the other end. Winning combination.

Pros

The functionality is excellent and it's simple to use. It provides a comprehensive solution for vacation rentals with numerous features. The support has been fantastic. Special thanks to the team for helping us transition smoothly from a different platform. 5 stars.

Cons

Overall, I have no complaints. If I could add one thing, it would be more customization options on the owner's portal so owners could run their own customized reports.

ALWAYS THE BEST!

Pros

I love how simple it is to navigate! Their representative is always extremely helpful when needed. With both of these, I couldn't ask for anything more!

Cons

I wish I knew it better! I'm still watching videos! Plus, I wish I could attend the conference every time!!

LiveRez has great potential however they are behind competitors

Pros

LiveRez's software design is outstanding and very easy to navigate! Training new employees is a breeze.

Cons

It takes a very long time for any software changes to be implemented after being submitted to LiveRez. The software has remained the same for several years, which is driving companies to other options like Streamline.

All inclusive package for property management, reservation system and website management

Pros

I love how the system connects to the reservation grid, customer database, and website design tools. It syncs with AirBnB and allows other calendars to be imported too. We've had issues finding software tailored for property management companies working with various homeowners. We found it.

Cons

It's too complex for our needs, making it easy to lose track initially as everything seems very detailed. However, you don't have to use all features, and eventually, you find what's applicable for you.

I have used LiveRez for almost 3 years.

Pros

The system is easy to grasp and navigate. Everything is quite evident when making a reservation or modifying a listing.

Cons

There are only a couple of things about LiveRez that I haven't been impressed with. I don't like the Reservation Grid feature because it isn't customizable when trying to find a certain type of property for specific dates. Also, I wish the guest's name was displayed at the top of the reservation so you don't have to scroll through the details to confirm it.

Liverez was a great all inclusive system.

Pros

I really value the seamless synchronization of all guest-related information and their properties. Everything is simple and convenient to keep track of.

Cons

I didn't like that they don't offer calendar syncing with other websites. They need to update this part of the software.

Great people, great software

Pros

The team behind the software is what makes it so valuable. If we need help with something, they are only a phone call or email away and always get back to me the same day. I love this kind of support.

Cons

The needs of our business keep changing, and keeping up with these changes is challenging and sometimes takes longer than I would like. I know the developers are working hard to implement these changes.

I couldn't do it without LiveRez!

Pros

I love that the website and reservation system are integrated! I also love the CRM and the iCal integration for our VRBO calendars.

Cons

Nothing, it's all really great and continually improving!

Worst customer service ever experienced

Pros

Most of the team members were very professional during the setup process. I liked the features and design of my site and was excited that they said we would be treated as partners rather than customers.

Cons

They did not deliver on the key features they promised and failed to provide efficient or reasonable solutions that any professional would expect in our position.

Hardworking Partner

Pros

The reservation system and partnership with Airbnb for integration are great. The accounting system, although not perfect, is being improved as LiveRez listens to feedback!

Cons

Maybe this has been fixed, but having maintenance and cleaning staff log on and get a clear picture of the scheduled reservations was not working. Jerod, my partner, and I have to send them screenshots.
