Live Rez Review Call Center

Pros

I find Live Rez easy to operate. You can configure the system according to your organization's plans. You can add home descriptions and any information an agent might need for booking reservations. You can also adjust settings to fit your company's requirements. It's very intuitive.

Cons

The thing I dislike most about Live Rez is finding property addresses. I think this could be set up in a more streamlined way. To find an address, I have to use the reservation grid, meaning if I have a reservation open, I must leave it to locate the home information. This should be accessible from the reservation screen.

Major setback to my business! DON'T DO IT!

Pros

Pros? There are none; there are far better options available. Don't waste your time.

Cons

From the start, the training, onboarding, and the software system itself were incredibly overwhelming. I'm in my mid-30s and consider myself fairly tech-savvy, but this system is older than me, clunky, and extremely hard to navigate. A PMS should simplify your life, not complicate it. In the over six months I used LiveRez, my website connection never stayed up for more than a few days. The channel manager caused double bookings on Airbnb by duplicating listings. The support I received was dismal; I had better luck with the 1-800 support line than my account manager. The company acknowledges their numerous shortcomings but refuses to take financial responsibility, expecting me to pay for several months' invoices (over $2k) for a product I couldn't make a single reservation through. Thankfully, I could still handle reservations through Airbnb and VRBO. I had to start over with a new company and website, which set my new business back over six months. I hope to spare other potential clients the headache that is LiveRez. There are much better and cheaper options available with far superior quality!

Not ready for the market

Pros

The website looks very professional. The auto emails are great, and it has excellent potential.

Cons

There's a steep learning curve with lots of bugs. I must export data to ensure reservations run smoothly. For example, if a reservation is made online and the credit card declines, I have to run a report to catch it because it approves the reservation and sets it as due the day after check-in. I need to double-enter property information to use the work order section of Live Rez. Only one owner can view statements. The legacy system isn't hidden, confusing those not using the old system. Help files are outdated and do not cover many system aspects. I can't change a guest on a reservation or set different rates for weekdays versus weekends. I have to manually type quotes when the system has all the information needed to generate one. Esign for waivers doesn't work as a Docusign should; there's no way to see what is still outstanding. There's no way to merge guests, so finding a reservation involves checking multiple guest records. Reports are limited, and some don't work. Tickets with proven issues remain open for months. Community boards have many unanswered questions. The list goes on. I'm invested and cannot switch systems. I hope they start fixing issues instead of adding new features. Please do your research on Live Rez. I cannot recommend it, having spent countless hours proving issues and finding workarounds.

Pros

What I like most about the software is the true partnership it offers. They consistently work with us to make improvements and add new features.

Cons

They went through a rough patch after IQ bought them, but everything seems to be back on track and going well now.

Considering making the switch to LiveRez? I would advise you to RUN away and not look back!

Pros

Many years ago, LiveRez was an excellent product. Reservations, guest communications, and support all worked seamlessly. Nowadays, it's a shadow of its former self. Most features are still there, but the innovation and support are gone, making it an outdated, clunky platform. I miss what LiveRez once was. After it was bought out, the pricing doubled, and the innovation, support, product quality, and management deteriorated. There's a reason everyone who used to work for the company has left. It's overpriced garbage now, and I wouldn't recommend it to anyone. It's like glitter on a poorly built house of toothpicks.

Cons

Support, engineering, and tech are the worst I have ever experienced. Recently, we've been waiting a month for major email system issues to be resolved. I'm manually sending every single email to every guest at all our properties, amounting to thousands of emails and hundreds of wasted hours. Their API integration is terrible, with no support and outdated features. All our properties were offline on VRBO for almost two weeks while VRBO waited for support from LiveRez to integrate, and LiveRez had no one on their team to support the integration. We had to abandon it after losing bookings for almost two weeks. Support is a joke. Be prepared to have a ticket opened and maybe responded to days or weeks later. No one checks ticket threads, so different people reach out without knowing the issue or what's been done. LiveRez will dazzle you with features, then charge extra to add them to your system. At a base rate, I pay more to LiveRez than any other software, with only bare-bones features. Digital signatures, automated guest contracts, accounting features, integration, and integrated door locks all cost extra. Run away!

Professionalism working for you

Pros

I like the professional educational modules. The website has a professional look, and I look forward to promoting it.

Cons

The process was fairly thorough, but many features didn't integrate properly upon 'Go Live'. It took a lot of effort to get everything working properly, which was frustrating, but we're getting there.

LiveRez is the best software on the market!

Pros

I have several favorite features: the website, trust accounting system, and the calendar. Everything is easy to navigate and looks great.

Cons

The only issue is with the integration with Airbnb. There should be a way to import external OTA calendars to Airbnb to avoid double bookings without using a channel manager.

Pros

LiveRez offers so many features, and one of the best parts is their team, who helps you set up your company with the software to ensure your success!

Cons

The software is complex with a lot to learn, but that's also what makes LiveRez amazing. It's all in one. This is why they offer such a supportive implementation process to give you the time needed to learn it all.

Pros

All features are great! Live Manager is excellent. our maintenance team says it's much better than the previous software we used. It's much easier to learn, and everything integrates well.

Cons

I still need to learn Live Trust better.

The biggest advantage is the helpful techs who can usually solve my issues in one phone call.

Cons

I find this software confusing to edit. I don't understand the sources in the software to control our reservation options or edit them consistently and easily for multiple structures at a time.

Pros

I really value the seamless integration of this platform with other online rental marketplaces.

Cons

I am frustrated that there isn't a phone app for the software and that the treasury software requires navigating through many steps, almost like rocket science.

It's all about the team that supports the product!

Pros

The team behind the product is fantastic! There is a real partnership between us and the software pros who created and maintain the platform.

Cons

Some functions are a bit outdated and cumbersome, but effective. This could be a real hindrance without an awesome support team to help navigate through it.

Love this Company!

Pros

The ease of setup and support is excellent. Using the software is very hands-on, and if not, support is always available. Support is crucial for us, as we had none with our previous company.

Cons

I came here because they are all-in-one, but over time they've branched out, which I am excited about. However, my costs have increased by adding all these other systems to run my business. If I want top-of-the-line everything, one company can't do it all. I am thrilled with all they do and glad they allow other businesses to work with us.

LIveRez

Pros

The support is crucial. I had some issues with communication in the past, but after discussing with higher-ups, things have improved. Responsiveness has gotten much better. LiveRez is a wonderful company overall. Other companies have contacted me about switching, but I can't see that happening. Thank you for helping me build my business! I couldn't be happier.

Cons

The one con is that suggestions for enhancements, important to all partners, don't seem to be taken seriously. For example, credit card decline notices. I don't have a way to know if a credit card is declined unless I run a report to see if balances are due.

Looks great, sounds great, full of holes

Pros

I'm thankful for the centralized panel displaying my latest bookings and allowing me to modify reservations.

Cons

The accounting system is full of holes (an additional module you have to pay for). Reports don't match owner statements, and it's labor-intensive. LiveTrust is a major issue. It takes 20 clicks to enter one expense into an owner statement. We have to manually back out taxes from Airbnb reservations because they didn't finish the software with the user in mind, and it has been years.

Great concept but not a fit

Pros

The best selling point of this software is the accounting features that most others lack, especially keeping track of funds within the trust account. Channel management for posting listings is also good.

Cons

They force you to buy the website even though we have an in-house setup. I wish they allowed us to just buy the management software.
