Pros
Something that's been really useful about the software is how it shows details on upcoming remodel projects. It also lets me identify the team members involved in each remodel which helps a lot when I need to know who's part of the project.
Cons
At times when I search for a location using specific details the results do not show up right away and I have to enter the information again before anything appears.

Pros
Right away the software feels clean and user friendly and it does a really good job of organizing lease administration so even complex data is much easier to handle. The compliance tools are also a big plus especially for helping keep everything accurate and aligned with accounting standards.
Cons
One part of it I liked less is that a few workflows seem more complicated than they need to be with multiple steps that can slow down routine tasks a little.

Pros
Getting around the platform has been very easy and managing everything in it has been simple as well. The customer support team has also been very responsive and quick whenever I've needed help.
Cons
Any time customizations are needed I still have to contact support or the PS team. It would be much better to have direct access to handle customizations or make code changes myself.

Setting it up and getting it running happened much faster than I expected especially given the tight timeline we were working against. The support we received during onboarding was excellent and their team did a lot behind the scenes to help keep everything on track. For daily work the system feels quite flexible and getting the team trained and comfortable with it was not difficult.
Cons
Moving over from Tririga turned out to be a little more difficult than anticipated because Tririga ties vendors to the store while this software connects them to each individual payment or recurring expense. I'd prefer to see vendors linked at the store level instead of the payment level.

Pros
It handles a wide range of lease types and situations really well. A lot of portfolio management tools tend to work best for one specific setup but this one is flexible enough to adapt to different scenarios.
Cons
The downside is that it is not very user friendly and the interface feels cluttered because of flexibility. New users usually need quite a bit of time to learn how the system works which makes it harder to get other teams to adopt it for looking up data.

A solid software option for managing leases and it offers really good value for the money. The customer support team is also helpful and responsive.
Cons

Getting around it is fairly easy overall. The user groups have been especially useful and I also get a lot out of the communication during the monthly meetings.
Cons
The interface feels outdated for complex work. The upload tools are frustrating to work with, the help notes are too vague and the reporting filters and customization options are hard to use. Updates do get announced but it is not always clear whether our company actually has access to them.

Pros
Having all of our lease management information kept together in one concise system has been really helpful. It's user friendly, can generate several different kinds of reports and works especially well on the tenant side. It also does a good job of helping us stay on top of charges, increases, covenants, clauses and more plus it's flexible enough to be built out for whatever we need it to handle.
Cons
One issue I run into fairly often is that it can get slow and unresponsive more often than I'd prefer. There are even times when it seems to happen around the same time each day.

From a database and project management standpoint this product has a lot going for it. The overall concept is really promising and it has the foundation to become an incredibly powerful tool.
Cons
However the actual execution still falls short in a number of areas. A few smaller gaps throughout the system end up limiting how powerful it can potentially be. On top of that getting updates or changes through Engineering is a frustrating process. Once a request gets handed over it tends to disappear into a black hole with little visibility or progress.

The level of detail you can work with in the data is incredibly powerful and being able to customize most of it with JavaScript has been a game changer for our team. There are still some data points that aren't available through JS though and having that expanded would make our process even better.
Cons
The interface leaves a lot to be desired and misses some of the quality of life touches you'd expect from a modern web app. One frustrating example is that search terms don't stay saved when you're digging through hundreds of reports. If you open a report and it turns out to be the wrong one you have to type the search again from scratch. I also wish invalid workflows or tasks could automatically correct themselves when something like a project membership requirement gets fixed.

Recovery tab is really useful for handling reconciliations. It's a big help that the system calculates the totals that are entered and lets them be processed directly to the vendor once everything is complete.
Cons
It does have quite a few moments where it runs slowly or runs into technical problems and that can delay getting work finished.

From the calculation side the platform handles everything automatically based on the contract and its terms which saves a lot of time. It supports both US GAAP and IFRS and we can create separate profiles while keeping a clear audit trail of who completed each action. That has made our control review process much more efficient. Another helpful part is that inactive profiles are still retained in the system so we can go back and trace historical changes or updates whenever necessary.
Cons
An issue comes up during quarterly lease reconciliation. When we export the report some profiles are classified incorrectly. For instance a profile like ABC might be mapped to XYZ instead. When that happens we have to correct it manually.

A lot of the information I need is available online and simple to access. Since it's a web based system I can pull up what I need from pretty much any device instead of being tied to my work computer.
Cons

The contract management and tenant management tools are the parts I value most. Leasing details are simple to abstract and enter into the system so we have a reliable setup for that and updating contact information works well too.
Cons
Customer support is frustrating because you have to pay whenever you want real help beyond just submitting a ticket and that process can be hit or miss. Email communication is also difficult at times and sometimes the only way to sort things out is by setting up a meeting.

One of the biggest strengths of the software is how flexible the software is. I can customize pages, forms, workflows and other parts of the system to match our business processes and requirements. It also gives me room to look at different ways to handle a process and choose the option that works best for our needs. I also really appreciate the communication related tools built into the platform especially workflows, forms, schedules and similar features.
Cons
The reporting module still has limitations especially when it comes to cross table reporting. There are also some inconsistencies across certain system admin pages along with legacy information that really should be updated or removed and terminology that is not always consistent throughout the product. The biggest frustration though is with the Ideas portal and the product roadmaps.

Something that works really well is being able to set up a site and attach the full project to it so everything stays organized internally. Other departments can also view and download the information that's relevant to them which makes collaboration much better.
Cons

As a basic lease management system it does an acceptable job of handling storage needs. Once you get familiar with how it works the layout becomes fairly simple to work with.
Cons
Reporting is where this system really falls apart. Creating custom reports is almost impossible and the whole setup feels like it was designed by IT people without much real input from everyday users. It also times out and logs you out while you're in the middle of reviewing documents. Overall this is not one of the database systems I enjoy using.

Entering payments is easy and it's simple to pull up the information and documents I need. The Retro payments feature is also really useful since it shows extra payments or credits right in the Expense Schedule. I'm still waiting to see how much this will help on the reporting side but it has been helpful so far.
Cons
A frustrating part is the Add Expense Schedule tab. I had used this softwae at a previous employer and back then you could check the rent schedule and make changes before any charges were posted. Now if something is typed incorrectly or entered by mistake there's no way to correct it before posting to the account. After that only a manager can remove the charges which means you have to start the process all over again.

Now that the early issues have been ironed out our accounting team says paying rent is fairly simple and some types of reporting have become easier to handle.
Cons
One big gap is the lack of SEARCH and the landlord contact information feels disorganized or incomplete. We need to search by more than just Store # or City. We also need options for landlord names, property management names, store or landlord addresses, development or complex names and more. Since that still is not available we are using our OLD system every day for that level of searching.

Having worked with it for a while I know the system really well and the way it's organized matches how I think about commercial real estate. It also has enough flexibility to be customized to fit our firm's specific needs.
Cons
It does have occasional glitches although I'm familiar enough with the system to usually anticipate when they'll happen. The timeout period is also shorter than it should be which can be frustrating.
