There have been moments when the system felt a bit confusing but I've still been able to figure my way around it and get things done.
Cons
Updated help button hasn't worked as well for me. I preferred the previous setup because I could print the help instructions I needed and then return to the system to correct the mistake. With the new version that's no longer possible.

Pros
The platform seems effective, makes logical sense and is easy to use and figure out. It's also nice to see regular new features being added without any extra cost.
Cons
The bi monthly payment setup is a bit confusing and not very easy to understand.

“Quicker inspections”
Pros
Having everything on the dashboard in one place has been really helpful. The inspection app is much faster now since there's no need to scroll through a list of rooms anymore, you can just tap the room picture and keep moving which makes the whole process feel effortless. It's much quicker to figure out and get things done with Live. I'm sure there's still a lot more for me to learn but overall I'm very happy with the system.
Cons
Moving from Live to this went very well and I didn't run into any problems with my information transferring over. The only issue was a small glitch with integration information coming in from outside sources. The invoicing side also isn't quite as convenient to me as it was in Live. In that you could upload invoices into the work orders, hit process and then generate payment. Here that part feels a bit more technical although I think it will get better with practice.

“banking tools work brilliantly”
Pros
Handling the banking side has been very quick and going back to check previous items is simple because everything is easy to access. It's also really helpful that another tab can be opened to work in a different section at the same time especially when something needs to be double checked without leaving the page you're already on.
Cons
One thing that seems to be missing is that rent due for a vacating tenant doesn't appear while entering the banking although later the system shows the tenant as overpaid.

After working with other systems this has become the option I prefer to use. It's easy to work with and simple to figure out.
Cons
It would be helpful if the software allowed two users to be assigned to a single portfolio.

“complete toolkit for property management”
Pros
It covers pretty much everything needed to run an efficient property management business. The reporting is especially strong with really useful reports for both tenants and owners.
Cons
A change I'd really like is in the additional tenant details section. It would be much better if those details could be clicked on directly to open instead of having to go all the way to the end to edit them. That part is frustrating.

Pros
One thing I appreciate most about the software is that even when I'm not sure how to do something it's usually pretty easy to work it out. And if I do get stuck customer support is always available and helpful.
Cons
Most frustrating issue for me is in the tenant diary. When I click back to return to the menu, it can get caught in a loop between the diary and the diary entry. It's also annoying that when loading an invoice all work orders appear instead of only the open ones.

“Great support during transition”
Pros
Moving over from our previous software to this hasn't been the simplest process but the support team has been outstanding every time we've run into problems. The system itself appears to be working really well even though we're still at the beginning and learning everything it can do. I honestly can't say enough about how helpful the support team has been with their efficiency, knowledge and the way they manage their time.
Cons
The hardest part for me has been getting used to a completely new program which is always a challenge. There are also times when I need to jump back and forth within the system to find what I need although that could simply be part of the learning process while I'm still getting familiar with it.

Pros
It handles everything needed for property management which saves a lot of time and takes a lot of stress out of the job. The reporting is strong as well and being able to run multiple databases is a big advantage.
Cons

Pros
It's taking some time to get familiar with the system but a few parts do seem more simple. I can see that it has some improvements although it definitely needs a bit of time and experimenting to get fully used to how it works.
Cons
At the same time certain changes have actually made tasks more difficult. For example key numbers are now confidential which has added extra steps. When exporting inspections to our mobile app the key numbers used to appear but now it takes quite a while to open each individual property just to find them. Another frustrating issue is with diary entries in correspondence. If an entry is created by mistake and the page is closed without saving it still saves automatically anyway. That feels unnecessary and just creates clutter by taking up space for no real reason.

“Navigation is decent but support is frustrating”
Pros
The site is fairly easy to move around so getting from one section to another is relatively simple.
Cons
When something goes wrong having to wait for a callback from the help desk is incredibly frustrating. Because our job keeps us out and about waiting around for someone to return the call can create major problems especially when appointments are involved.

Financial side is right on target and with the added features it really covers almost everything without needing other software. On top of that the helpdesk is amazing and always very helpful.
Cons

The system feels very accessible and easy to use and the workflows have clearly been well thought out. They also keep building useful connections that save time and help us maintain a solid rent roll efficiently.
Cons
The inspection report hasn't been a highlight since it duplicates photos and ends up looking a bit unprofessional. The email side also feels clunky and there isn't much flexibility when it comes to logos, appearance, colours and overall branding.

Pros
Compared with other PM platforms we reviewed this generally stacks up really well. The interface is excellent, it covers all the standard requirements you'd expect and it also offers some helpful APIs for more specialized plug ins. During our research it handled the highest number of automated processes and checked off more of our business requirements than the other options we looked at.
Cons
However there are still some annoying little bugs, a few unfinished features and parts of the design feel like they were released before they were fully ready. It is actively working on fixes but the delivery timelines can feel overly ambitious and some releases arrive without being quite polished enough. It does seem to be getting better though. The flaws in the inspection software also ended up creating extra work for us.

Getting started with the software was fairly simple because it's quite user friendly. It also connects well with other programs like Tapi which makes invoice processing much more efficient.
Cons
At the beginning it had quite a few bugs but over the last six months it has improved a lot and is now working much more smoothly.

One thing that really stands out is how amazing the support team is. They're incredibly helpful and the system is generally easy to figure out once you're in it.
Cons
Sometimes the software stalls and can take far too long to respond which gets frustrating. The Citrix side of it also isn't very user friendly and makes the overall experience less convenient.

Pros
Whenever an issue comes up their support team is very helpful for operations. Most of the support staff are really good at assisting and working through problems until they're resolved.
Cons
The accounting side of the system is weak. There's no proper priority for invoice payments and the owner statement is very difficult to understand. It's also too easy to make mistakes with certain entries like carpark bonds and invoice credits. Other than that the owner payments can still process rent refunds even when there isn't enough money in the owner's account.
