Pros

I find it easy to set up the tenant tracking features which promptly show the status of rent payments. Other aspects like maintenance look promising, although I haven't utilized them yet.

Cons

Currently I have three tenants who started paying rent through NestEgg on October 1st. Two tenants successfully paid their rent on time. However its now October 13th, and I haven't seen any money in my bank account. I reached out to customer service on October 11th but I am still awaiting a response from them.

Pros

Although I have not used the maintenance portal for scheduling repairs on my rental it was the feature that initially attracted me to NestEgg. It sets NestEgg apart from other platforms in the field.

Cons

One drawback is the lack of notifications for incoming payments or updates on the rent transaction status. When setting up a tenant for the first time, its not clear if they can easily see the fees and amount due. The payment processing is considerably slower compared to the free version of Cozy.co, taking around 11 business days for the rent to reach my bank account.

I am impressed by how effortlessly my tenants can pay rent without much involvement from me.

The software itself is not the issue. its more about the users downloading and using it. It could be a bit more straightforward for them.

I really like having an online tool that simplifies the process of capturing maintenance issues from tenants and connecting them with professionals. NestEgg handles all the scheduling and payment, which is a tremendous time saver and stress reliever for busy professionals like me. Moreover, this aspect of the software is completely free. I only pay for the maintenance jobs that are booked and completed. The rates for professionals are fair and sometimes even cheaper, thanks to NestEgg's ability to secure discounts. Therefore I don't have to pay extra just to use the NestEgg service as a landlord.

Cons

Since NestEgg relies on Pros to complete jobs and send invoices there can sometimes be a delay in receiving the details and final charges for completed jobs. While I appreciate not having to worry about finding Pros, scheduling, waiting and making payments, it would be great to consistently receive updates on completed jobs and their final charges.

Pros

The app is hands free and saves me a lot of time. I can manage everything effortlessly on my phone.

Cons

I do not dislike about the software. The best part about NestEgg is that it hardly costs anything allowing me to maximize my rental income.

NestEggs business model is a win win win and win situation. It benefits landlords like me by eliminating exorbitant property management fees while still providing value. My tenants benefit from responsive service, which they can schedule directly with NestEgg. Service professionals also win by receiving guaranteed service jobs. Lastly, NestEgg itself wins by making everything easier for all three stakeholders.

While I have encountered several bugs in the interface I have remained loyal to NestEgg in the hope that they will improve. The login screen often malfunctions and the mobile app is more prone to bugs compared to the desktop web experience. To their credit the support team has been responsive and I have had to reach out to them multiple times.

Pros

I mainly rely on NestEgg for maintenance requests in my rental properties. It saves me a significant amount of time, effort and headaches whenever I encounter repairs or issues. Its like having a Rolodex of contractors at my fingertips. NestEgg also offers fantastic features for rent collection including the ability to receive rent on the 1st of the month regardless of tenant payment. It's an excellent tool for rent collection.

Cons

Currently there is not an iOS app available but I am aware that they are developing one. Once I have the app on my iPhone, it will be a game changer!

Pros

I can efficiently manage my properties from anywhere eliminating the need for hiring a property management company. NestEgg puts me in control while still providing expert help and guidance when needed. Managing maintenance issues is just a click away and with their Rent Advance package, I no longer worry about when my tenants rent will be paid. NestEgg truly takes the stress out of being a landlord.

As an owner and self manager of my 8 units I really like how NestEgg is completely free and doesn't charge additional fees. My favorite feature is the streamlined resolution of maintenance issues which is simple and straightforward. They work directly with my tenants to understand the problem and provide me with a report and a quote for the necessary repairs using their contractors. My second favorite feature is the rent collection process. NestEgg deposits the rent into my account on the 1st of the month and then collects from the tenant, which is much faster than my previous experience with Cozy. Additionally, their team of local experts has been helpful whenever I've had questions or needed advice, as I've reached out to them a couple of times.

Cons

It would be great if NestEgg allowed me to split rent payments among my tenants. While it works fine for units with one tenant I believe it would be more convenient if I could divide the rent among multiple tenants using NestEgg.
