“Fits our requirements well

Pros

We started out using Property Boss as a desktop version integrated with QuickBooks. Recently we switched to their hosted version still integrated with QuickBooks which is great. Plus being able to access it remotely is very convenient and has helped us grow our business by adding more brokers.

Cons

I basically taught myself how to use Property Boss and after nine years, I find it pretty simple to use. Though sometimes it is tricky to find the right screen to change settings. And the hardest part for me was setting up QuickBooks integration especially with accrual-based QuickBooks files.

“Decent tool

Pros

I really like how the online application connects directly to the tenant database which makes it easy to move tenants in smoothly.

Cons

Since the software is so feature-rich but one thing we have to accept is that it takes some time to learn. Plus the great part is that it handles a lot of tasks once we get the hang of it.

“Loyal client for the past 7 years

Pros

Property Boss has some great features. When we chose it seven years ago it was one of the best options. A big plus is its owner based accounting instead of property based. That means if one property does not have funds coming in, you don't have to shuffle money around because all funds for properties owned by the same person or company are in one account. Also it offers tons of accounting reports much more than our new system. I definitely miss that part of Property Boss.

Cons

As I mentioned before Property Boss was a great choice for us when we started seven years ago. But over time they have hardly updated the software to keep up with the property management industry. Also it lacks good communication tools to track tenant or owner contact and you can't text tenants through it. Emailing was supposed to work but our email module never did. The inspection tool is not really useful as there is no phone app, the design feels outdated and one big reason we left was that it is server-based and not web-based. Employees could not access Property Boss on phones or computers without the software installed. This caused huge problems for after-hours maintenance needing tenant or owner info. We kept getting kicked off during work hours and had to reconnect constantly. Even upgrading our office internet didn't fix these interruptions.

“Did not like it at all

Pros

There were probably good intentions behind its development but for now I did not like anything about it.

Cons

I feel like software built for DOS as it runs slowly.

“Helps us market our property to a huge audience

Pros

It lets us reach millions to market our local properties and attract tenants moving into your area. Also it is an innovative yet industry-leading tool for property management.

Cons

When it comes to cons I have not much to add.

“Assistance they provide is awesome

Pros

There is a lot we like about it but the portal features are our favorite as it has proven very useful for us.

One thing I have noticed is that it is not as simple to use as I expected it to be.

The customer service is good and I find it quite is easy to use too.

It is unit-based which works well for us.

Though it works fine I still feel like a lot of improvements are needed to make it perfect as for now it works just fine.

“It is an all-in-one tool

Pros

PropertyBoss is like a complete software as it offers multiple portals, a general ledger, many reports, integrated payments and a connected website. Overall it works the best for us.

Cons

It does not track mortgage escrow or balances which makes reporting property taxes or interest difficult for us. Also searching the general ledger for specific amounts is a challenge.
