Reliable tools

Pros

Everything has worked really well the platform is simple to use and the customer support has been excellent whenever needed.

Cons

After using it for 7 years I had to move on because the cost went up by 300% which just wasn't workable anymore for a small onsite manager. I was disappointed there was no room to negotiate a tiered increase and it feels like small operators aren't really supported with a more affordable option for under 20 properties instead of only offering plans for under 100.

perfect fit for real estate

Pros

A friend of mine works in real estate and had been searching for software like this. I recommended this to her and she ended up loving it!

Cons

I haven't come across anything negative about this one.

too many clicks for reports

Pros

It has all the necessary features I need but getting to the information takes a lot of time.

Cons

However creating a PDF with 12 months of data for the accountant takes hundreds of clicks which is really inefficient.

simple setup

Pros

It's simple to use and makes sense quickly and I was able to find plenty of online resources that helped me learn how to use it properly.

Cons

A few parts didn't feel completely flexible in the workflow but overall it still performs well and does what it's meant to do.

good tool but needs improvements

Pros

Unlike a lot of similar platforms that only handle a few hundred properties this one can support a management company with thousands of rentals . It has the foundation for all the key features you'd expect but the way those features are carried out still feels underdeveloped.

Cons

Usability and overall functions are where this software struggles especially in an industry that keeps changing. That makes training new staff particularly challenging and property management has shifted a lot over the past year. The software is customizable but getting it to perform at a high level would likely require full time staff focused only on onboarding. There are plenty of training videos available but outside of that support for more advanced questions is lacking.

helpful tagging and navigation

Pros

Navigating it is really easy and the tagging feature is especially useful because it helps my colleagues and me stay on top of everything without missing important details.

Cons

The frustrating part is whenever updates roll out. Even though they give a set time for maintenance the app often starts crashing hours beforehand.

Comes with plenty of features that make daily tasks much faster which saves a lot of time in the office and lets you get out and accomplish more each day.

Cons

One limitation is that when searching for a property you can't enter both the street number and street name together, you have to search by either the number or the street name.

Great usability

Pros

Getting started with this software was very easy and even when I do get stuck on something the team is always available to help. I honestly can't imagine using any other property management software.

Cons

There's really nothing I dislike about it. They keep rolling out new features regularly which makes the platform even more enjoyable and simpler to use over time.

simple to learn and use

Pros

Starting off with the software is simple and the system is easy to pick up. It feels accessible enough that anyone with a bit of common sense can learn how to use it well.

Cons

Photo uploads during entry and exit reports don't always work properly. There are also no reminders for jobs in the system which makes follow up harder than it should be. It would also be better if it could be used without data and then completed once a connection is available.

folio setup and fast support

Pros

Coming from Property Tree the folio setup in this software has been the standout for me. The system feels very user friendly and moving money from one folio to another is easy. Things like rent increases and adjusting rent dates can also be handled in just a few simple steps. Switching to a different platform always feels a bit unfamiliar at first but the move to this went really well and we didn't run into any problems. Also the support team has been excellent and quick to help whenever questions come up.

Cons

A few of our owners and tenants do have trouble logging in and that part of the system feels a little confusing.

Connected through cloud

Pros

Being cloud based makes a big difference since I can use it from anywhere in the world without being tied to one location. Having information available on handheld devices is really convenient as well and it's helpful not having to rely on extra add on programs. The system is also easy to work with which makes daily use much more practical.

Cons

There are still a few things that could be improved like being able to manually print bills when printing statements. It would also help to have the property rental amount visible on the dashboard and to make side notes editable. Another useful addition would be support for holiday rentals but overall these feel more like improvements than major issues.

cloud access that delivers

Pros

Because it's cloud based getting into the database is much quicker and more convenient. With COVID and so many staff now working from home it's been really helpful to jump into Zoom meetings and have the right (up to date) information available straight away.

Cons

There's not really much to complain about. I just don't use every feature the software offers.

Pros

One thing I really appreciate is how well it connects with other programs and pulls through information like Form18a and similar details.

Cons

The inspections side could be better. You can't jump in and book a batch of inspections at once or make bulk edits which is frustrating.

Great for inspections and invoicing

Pros

Handling inspections and sending routine reports to owners works really well. Getting quotes through to owners is easy and the invoicing side is very user friendly too.

Cons

It would be even better with more wizard style tools, similar to the property tree feature especially for arrears and lease renewals.

Amazing support and simple workflows

Pros

Was very easy to start working with and I was even teaching myself as I went. The training sessions and online support have been amazing and joining the Facebook groups early really helped because people there are very supportive too. Paying bills is no trouble and the end of month process is so much simpler than with other programs I've used.

Cons

One thing that could be better is when charging tenants for water the tenant deposit amounts don't appear immediately.

Being web based is the part that really drew me to this software in the first place and it's been valuable that we can log in and access it online whenever we need to.

Cons

What holds it back a bit is that I still can't use all of the features through the app and there are a few tasks from the old program that I still find myself missing.

The product is easy to use and making changes to fit the way your business operates is simple to do.

Cons

The only thing missing is having someone come in and handle the setup for you. Other than that I still haven't come across any faults.

user friendly with a helpful knowledge base

Pros

Something I appreciate most is how user friendly it is, you can hardly go wrong when using it! And if a mistake does happen it's very simple to go back and fix it or try again. The knowledge base is also a really useful resource to have available whenever needed.

Cons

However there still aren't enough sections for tracking water usage and entering both new and previous meter reads especially compared with our previous software which handled that area more thoroughly.
