“Awesome Tool for Managing Leases

I love how easy it is to search for exactly what I need. It saves me soooo much time!

Cons

I haven't run into any problems so far. Loading data, searching and running reports have all been really smooth.

Pros

Being able to see a real time snapshot of my entire portfolio all in one place is amazing. It really helps me stay on top of things.

Cons

I use the platform via one of our investors and it's been a solid tool with no complaints so far. My only suggestion would be to offer more affordable pricing tiers. If your portfolio is not large enough, the cost might not justify itself so having an option for smaller portfolios at a lower fee would be really helpful.

Haven't come across any other software that offers such a wide range of capabilities like Prophia does, really impressive!

Cons

Downloading all lease files wasn't very easy at first but once I figured it out, it was pretty quick for the number of files I needed.

The keyword search in leases is a total game changer. It makes finding specific info so much faster.

I feel like there isn't enough support from the reps, especially when it comes to checking in or helping with lease interpretations.

I appreciate that I can attach documents and have someone at Prophia review them before adding highlights and the stacking plan. It feels like they really care about accuracy.

Cons

Some documents are not always up to date. It would be great to have reminders for expiring docs and prompts to upload missing ones.

It's so simple to pull up information from leases just by searching keywords and it looks through all the documents. Also the stacking plans are always spot on.

If you're not familiar with the system, navigating everything can get confusing.

What I really like is having one central spot to store all my important documents and the fact that I can have unlimited users is a huge plus.

I wish it didn't need so much manual upkeep, which opens the door to human error and it would be great if there was some automation involved. For example, we use MRI, which syncs directly with View the Space, making the reporting consistent and seamless across the board.

Auto populated lease summaries and stacking plans save me so much time and reduce headaches.

The annual cost after setup feels pretty high and honestly, the value doesn't seem to justify the price after the first year.

The platform is easy to navigate and the layout is clear. I like that all the leasing documents are stored in one place, which saves time and the color coding helps me quickly identify important information. The levels are stacked and sized accurately by floor number and square footage, making it simple to understand the building layout.

Cons

I don't like how the search function works. When I'm looking for a specific term or section in a lease, it sometimes takes me to a different page or highlights stuff that's not relevant at all. I really wish there was a simple feature like Ctrl+F that just finds the exact word Im searching for.

It's awesome being able to jump straight to the lease section I'm looking for, and knowing all the info I need is right there is super convenient.

Cons

Just wish there was a way to get notified when lease abstracts are updated. Maybe this feature exists but I haven't found it yet.

“Saves me a lot of time

Pros

Finding what I want is so simple, I just click on the title and it takes me right to the exact page in the lease.

Cons

The reporting could be more efficient if I could easily return to where I left off after clicking on a tenant to view details. For example when I create a percentage rent report, every time I click on a tenant to see more info, I have to run the whole report again just to get back to where I was.

“Handy Tool for combined searches

Pros

The document search feature is a huge time saver. Instead of flipping through pages, I just type a term and it pulls up every instance across all lease documents. It's brilliant!

Cons

It would help if I could search all documents across an entire building instead of just for one tenant.
