“Great choice for rent management

Pros

This product works exactly as promised and the customer service is the best I have experienced with any software. They respond quickly and always find a solution. The initial integration process was very smooth, supported by outstanding customer care.

Cons

Honestly telling, there is nothing I don't like about this product. It's really easy to use and get around.

What I find most valuable is the ease of entering data once in QuickBooks Online. And also, the CAM reconciliation feature makes managing NNN leases run incredibly smoothly.

Cons

One thing I don't love about STRATAFOLIO is that you can't schedule automatic emails for future invoices. You still have to send them yourself.

“Excellent product

Pros

I find the platform extremely user friendly. Having all entities centralized is a game changer. Accessing everything from leases to tenants, investors, invoicing and work orders is quick and easy. The alerts for lease escalations and expiring COIs are fantastic. The Stratafolio team has been very helpful and a pleasure to collaborate with.

“Real estate management made smoother

Pros

The customer service is outstanding, very responsive and knowledgeable. The reports generated are practical and simple to distribute and software offers flexible data viewing and operates smoothly when all information is entered correctly. It automates many tasks we previously managed with spreadsheets, reducing errors and saving time. The comprehensive knowledge base with detailed instructions is very helpful for less intuitive tasks.

Cons

Some parts feel a bit clunky. You have to enter stuff in a certain order and if you start wrong, it keeps redirecting you. Like, to add a lease you need a tenant first and for a tenant, you need a contact. It's a bit annoying but I have seen this with other software too, so it's not a huge deal.

“Excellent commercial real estate product

Pros

After reviewing multiple providers, we chose Stratafolio because it is the only software thorough enough to manage commercial real estate portfolios. Other products seemed geared toward residential use and were only adapted for commercial purposes, whereas this was built specifically for commercial real estate management. I'm glad we found them!

Cons

Because real estate is complicated and the software too, it takes some time to really get the hang of Stratafolio. Since I don't manage property full time, it's been a bit slower for me. But once you are up to speed, it's a great tool for organizing everything and will be super useful for years.

“Outstanding experience

Pros

Designed for commercial users such as owners or property managers, this software is comprehensive. The onboarding staff did an excellent job, carefully reviewing all our leases and accurately setting everything up.

Cons

There's a pretty steep learning curve and we are still figuring out the best way to do some things.

What I appreciate most is the full integration with QuickBooks Online. The onboarding process was smooth and customer support is always extremely helpful.

Stratafolio has been immensely beneficial to our firm by providing timely and accurate NNN reconciliations. Our operations and cash flow benefit from effective accounting and rent escalation tools. Moreover our investors and lenders value the professional and timely reporting.

I'm still learning all the features. I didn't do the onboarding myself, so it was tougher to learn how to enter leases properly. But they have been really helpful answering my questions as I go.

This has significantly reduced the time and effort needed to manage properties, freeing up our team to focus on strategic decisions.

The onboarding takes a bit of time but it's worth it so their team can get all your leases, loans and other info set up right.

Tenants find the software very easy to use, which we love. The onboarding staff was supportive and efficient. Every issue we faced was quickly resolved. Having all important documents in one secure place, accessible to everyone is a major plus.

I would like to be able to email statements straight to tenants.

This software provides access to the entire property portfolio in one place, including documents, property and lease details, escalations, investors, rent rolls, debt, insurance and more, all just a click away.

Our company uses STRATAFOLIO's team to upload property info, which helps a lot. Putting all the info in the right spot isn't super easy but their help articles really make a difference.

When seeking a platform to handle asset management, property management and tenant management, Stratafolio was the clear choice. While many platforms cover only one or two of these areas, it manages all three seamlessly. The onboarding team made the transition effortless by handling everything so we could focus on using the tool. This software helps us stay ahead of rent increases, expired leases and more, saving us a great deal of time and money. From high level overviews on the Owner's Dashboard to detailed work orders and insurance tracking, I highly recommend Stratafolio for anyone in the real estate business.

Honestly there are no real negatives. They didn't have insurance tracking before but added it after I asked, which was awesome!
