Reliable software

Pros

The software is really user-friendly. Also vendors are organized by property and the financial tools and reconciliations are proven pretty helpful for me.

Cons

It is not always easy to use and support is not always very helpful. Also I find it tricky to dig into an account on the balance sheet.

Great for managing a small portfolio

Pros

I have used Total Management for my expanding portfolio of multi family units. Plus it helps us stay organized and gives easy access to reports, rent rolls and ledgers. And it is pretty simple if you are familiar with this kind of software.

Cons

Integration with other programs is limited and I feel like the customer support could definitely be better.

Very good at data updates

Pros

We used this software for our property management company. It is very clear and simple to use. Plus the data stays up to date and is easy to refresh. I especially like that you can upload all files directly to each account which is great for saving paper and being eco-friendly.

Cons

Honestly I have not found anything to dislike. As using the software daily made tasks like uploading files and adding clients much easier.

My experience was just fine

Pros

Navigating the program was simple and easy which made it really easy for us to use without feeling overwhelming.

Cons

I think their customer support could improve by reducing wait times when you call for help.

Support team needs a lot of training

Pros

Being able to quickly create multiple tasks and get updates lets me manage my time much more efficiently.

Cons

Support staff seem like they need more training. When I called I was put on hold for 15 minutes and later told that they would call me back but they never did.

Well worth the price and works well

Pros

It is an affordable, cost-effective choice for my growing property management business. And overall it works fine for our needs.

Cons

Compared to other property management software I have tried this one feels a bit pricey. Also I like some features across the options but none of them have fully won me over yet.

Perfect for mid-size property managers

Pros

Multi tasking is easy with the quick navigation borrowed from QuickBooks. Plus we can generate account reports and use the versatile navigation tree to get around quickly.

Cons

They should consider adding voice-call customer support instead of just chat. Also I noticed that the trial version has too many restrictions.

Not bad!

Pros

At first there is a bit of a learning curve. However the good thing is that there are lots of reports available and it is easy to track inquiries, work orders and more.

Cons

I do not like that support is only available through chat. As phone support would be better for complex issues.

Does all I need and at a fair price

Pros

Since it is web-based, it updates in real time, allows multiple users to access data and has a one click action for NSF charges that updates the ledger and sends out letters. I would say it really could not be simpler.

Cons

Well I wish they had an app for Android or iPhone so I could easily access it on my phone.
