“Unhelpful software! contract terms and payments issues

At first, we loved the reporting and site map features but the software does have some flaws.

We were surprised to find out the system doesn't allow multiple term and payment options. She explained that customers visiting the website can only choose and pay for a 6 month term at the 6 month rate. There's no way for customers to pick either a 6 month or 12 month term and pay the correct price for each.

“It is the best discovery

We just opened a new self storage facility in Australia and honestly, the setup and integration couldn't have been easier. Their online support is amazing too!

Cons

The website set up for us through UnitTrac feels a bit too basic. I'd like to see extra features like a Q&A section for new customers.

I have to say, my contact at UnitTrac is incredible! She's always just a phone call away. Being new to this, I had tons of questions and she was always so patient and helpful. The reports page is great and the e-sign feature is a huge hit with customers.

“Easiest and most affordable self-storage software

I took over my facility in September 2018. Back then, everything was done with pen and paper like physical contracts and leases, manual payment records, no advertising, and only cash or checks. I started looking for software to bring this old-school business into the modern era. I tried a few other platforms but they were clunky and hard to use. UnitTrac caught my attention mainly because of how simple it was. There were no unnecessary extras or ads for partners. Even though it's simple, it offers plenty of features and they keep adding more. UnitTrac let me set up credit card payments through Stripe, including automated processing. Switching from paper to UnitTrac took some time, mostly because I chose to enter past payments as well. You could also just enter tenant info and move forward quickly.

Cons

My only issue is that customers don't currently receive any notification before their due date. Many of my customers use automatic credit card payments, but those who don't often forget to pay. It has all the data needed to set up an automatic text or email reminder system to alert tenants about upcoming due dates. Adding this feature would really make a huge difference.

“Super easy platform

Pros

I really like the UnitTrac software. It's super easy to use specially if you are new to the business. All the important info is easy to find and it generates helpful reports. The website integration is also very simple to update. I have been very happy with their customer service. The developers actually work in the self-storage business so they really understand what's needed. I had plenty of questions early on about things I wasn't sure how to handle and they were always great to help. We have also received many compliments from renters about how easy the lease process is.

Cons

I would love if it could integrate with my QuickBooks or had a section to manage expenses. Right now, I manually enter deposits and fees into QuickBooks to keep track of finances.

The customer service here is top-notch. Our customer representative has been fantastic and very helpful.

Its just that there is a lot to remember and I am not the best with tech stuff.

Pros

It clearly shows how many units of each size are available so customers don't have to ask us. They can just check online. I love that I can handle credit cards, portals, emails and more from one system. It saves me a lot of time and hassle. Glad we found this!

Connecting with QuickBooks would really make things easier!

It handles everything I need. I can work from home or the office, get annual reports and process credit cards at better rates than before.

I don't like that it doesn't recognize partial payments. It only counts payments in full month increments.

Unit Trac lets me easily start, stop and renew leases on the fly. My customers find it super easy to use, which has been fantastic. The support team was amazing in setting up my website and always helps with any tricky transactions. After their guidance, even the complicated parts became simple!

Cons

The initial setup and learning where things are takes time. That's just how it is with anything new. The staff were helpful with this.
