One application handles the full range of facilities operations, from TSR and work orders to planned maintenance, compliance, safety and even invoicing.

Cons

There's no option to bulk download documents which can slow down report preparation when copies of service reports are needed.

Powerful dashboards for FM needs

Pros

Using Facilio has been pretty simple and the dashboards are especially useful. It covers all the functionality we need and handles our FM service requests well.

Cons

Every now and then, the app fails to open and crashes.

Right from the moment I opened my account, the dashboard caught my attention. It gives a broad overview and lets you see general information all in one place.

Cons

The application really needs to be more user-friendly. Creating and closing out work orders takes far too long and the whole process feels very difficult.

One of the biggest strengths of this product is how customizable it is. It also delivers strong analytics capabilities and there's a lot of value to unlock if you really make the most of them.

Cons

Only real downside for me was the implementation timeline. We seriously underestimated how long it would take and that's honestly the one hesitation I have when recommending the platform.

Strong features and depth

Pros

Packed with features and functionality, this is a very advanced product with a lot to offer.

Cons

Because it's so flexible the implementation process is lengthy and challenging. It also really needs an experienced system administrator to manage it properly. The interface feels less simple than I expected and that leads to a few too many bugs that take away from usability especially for facility managers who aren't used to working with a system like this.

Centralized live data visibility

Pros

Having a dashboard that brings live data from all building systems into one central place has been a real game changer. It's incredibly useful to see all those previously separate systems together on a single platform. The historical data is also stored well and is easy to access when needed. Once you get familiar with the platform's terminology, filtering down to the right information is fairly simple. I also appreciate being able to segment the data and create widgets tailored to different user groups. It's been very encouraging to see certain systems become more optimized, even though those improvements haven't been fully rolled out yet because we're still dealing with some issues. Another big advantage is that it's an open platform and connects well with other systems through open APIs.

Cons

One of the biggest gaps is the lack of a sandbox environment so building and testing can't really be kept separate from the live platform. That has created quite a few issues and has also left the platform feeling a bit messy for end users. It also makes phased feature rollouts harder since any changes have the potential to impact the live environment. Reporting outside of the dashboards and widgets also feels limited and could be much better. The platform's BMS capabilities are stronger than some of its other functions. On top of that, the setup and language seem to be aimed more toward FM/TSM users than other management disciplines. The fault reporting feature appears to be designed around using the built-in CAFM system and since we don't currently use that, the reporting isn't as strong as it could be. Security could also be improved, both from the user login side and in the way the platform connects to backend networks.

Facilio's current CMP setup already covers a solid facility management foundation and we're now building on top of it with additional capabilities. The ongoing enhancements include integrations with LTS, FA, BMS, BIM, Security, ECODOMUS, FSI and more. There are also several use cases still in progress which makes it feel like the platform has room to grow even further based on project needs.

Cons

The Centralised Management Platform (CMP) is intended to serve as the single source for property operations in our project, bringing all the available features together in one place.

Navigating this software feels very simple. The interface is clean, simple and user-friendly which makes it easy to use on a daily basis.

Cons

One downside is that it lacks some default functions. For FM-specific needs, we've had to spend quite a bit of time in discussions to get features customized.

Pros

Getting started with Facilio is pretty simple. It's simple to understand, the options are specific, attaching files is convenient and the reports can be customized to fit different needs.

Cons

Scheduling PPM based on our own priorities isn't possible which is a limitation. The report generation feature also needs improvement and the search and filter functions could be much better. Monthly work order reports are quite difficult to generate and it would help if each task and PPM had a unique task ID visible in both work orders and reports. On top of that, the scroll function is awkward and not very user-friendly.

Right from the start, Facilio has felt clean, quick and very user-friendly. It gives us an efficient way to show the real-time data that matters most in a given situation and the fact that everyone can contribute and collaborate so easily is what really makes it stand out.

Using it feels very user friendly and accessible and the interface has an Android-like familiarity that makes it comfortable to navigate.
