I experience delays in payment transactions due to wire transfers. It would be better if I could have separate contact information for each lease/property. Editing documentation in the browser has compatibility issues, especially when moving sections and saving changes.

Pros

What I like about Avail is its affordability and the convenience it offers tenants for online payments. Most rental properties require cumbersome communication and either mailing or dropping off checks. Avail eliminates these issues and makes creating and signing leases hasslefree.

Cons

The interface feels a bit cluttered, but that might be because I don't utilize all the functionality. I often dismiss certain recommendations and notifications that keep reappearing.

There are multiple aspects of the software that I appreciate. It allows me to consolidate all my rentals into one comprehensive real estate management software. It's cost effective compared to hiring a property manager who may or may not fulfill their responsibilities. The online payment process for renters is simple, and I can easily track payments as a landlord. There's much more, but those are just a few highlights.

I was searching for a studio to rent and filled out the application as required on your trustworthy-looking website. I assumed you conducted background checks or at least verified the identity of landlords posting offers on your platform! Unfortunately, I fell victim to a scam where a fake landlord attempted to steal $5,000 in prepaid rent without allowing me to visit the place, despite working just 10 minutes away. The person constantly postponed the visit, claiming other applicants preferred later dates or that they were too busy and needed to delay it by a day or two. Eventually, the person pressured me to make a deposit for reservation, stating that I had the best application according to your website, or else another applicant might secure the lease. Your website required highly sensitive information, such as a copy of my French Passport and international VISA. Although I have now revoked the landlord's access to my application, they may have copies of my documents. I am concerned about what they might do with them. Your service should be more professional! It's great to provide background check tools for landlords, but you could inadvertently assist scammers with their fraudulent schemes. I will be contacting your service and hope for assistance and compensation to address this unfortunate experience.
