Locating the messaging center is not intuitive; you have to go through the Lease page to see messages from and to tenants.

Pros
Avail simplifies the listing process, providing a personal marketing page for quick linking to places not listed. Lease management is made easy, and online payments are hassleFree.
Cons
It needs the ability to break down rentals into individual rooms. I rent rooms to students in my home, but it categorizes them as apartments or in some strange format. When it's listed online, it doesn't match up correctly, and people think the whole house is for rent. The listing syntax also needs improvement as the information inputted in Avail doesn't always translate correctly to Zillow or Zumper listings.

Pros
Avail handles almost all the tasks of a property management company, except the human element. It helps with rent analysis, building listings and syndicating them to other sites, tenant screening, lease signing with customizable templates, payment management, late fee management, online maintenance requests, and lease renewals.
Cons
I have no complaints about the current features, but reporting is an area where it could improve. For example, having year-end reports on income and expenses from the property to assist with tax filing. Currently, I have to handle this outside of the product.

I appreciate the ease of using Avail's software. As a firsttime landlord, they guided me step by step through the process, from contracts to recurring payments. Everything I needed was right there.
Cons
The only downside is that Cozy (I believe) offers most of the same features for free.

Pros
Avail is a fantastic resource for landlords. As I am new in the landlord profession I found the software extremely helpful. The support team has been incredibly helpful, promptly responding to my questions and concerns. They provide excellent customer support and there are many online articles and resources available for Avail users. The lease setup is simple, and I can easily modify existing clauses or add my own to suit my property's needs. Tenants can conveniently set up and pay rent online.
Cons
I would love a way to create a template of an existing lease, so I don't have to modify the lease template every time to fit my needs. There might be a way to do this, but I haven't figured it out yet. In the meantime, I've downloaded copies of older leases to refer to while creating a new one.

Pros
Avail is the perfect solution for small property management teams. It offers easy rental marketing through their platform, application review and tenant screening, lease agreement creation, and tenant maintenance request management. The site layout is quite simple and welldisplayed.
Cons
The only issue I encounter with this software is that the automated emails sent to applicants and tenants don't include an option to cc or bcc the landlord.

Getting tenants set up for online payments can be challenging. It often requires walking them through the process and following up multiple times.

The tenant screening on Avail is very thorough, including checks for background, credit, and eviction history. It seamlessly integrates into the application process. Creating and signing leases is easy, and the platform provides auto rent collection.
Cons
I wish I had heard about this sooner (I really got lucky with choosing tenants in the past, phew!).

“All Small/Med Landlords should use Avail
Pros
The automated features on Avail are the best. They include automated communication with tenants, electronic leases with state legal updates, posting rentals and receiving applications, application processing, rent collection, and much more.
Cons
It's difficult to associate anything other than the main email with the software, including telephone numbers. In many cases, multiple people manage the tenants, but everything (except adding a contractor) must use the main email and phone number. Some features aren't very intuitive, but once you know the tricks, they're easy to use.

“I really like Avail, and it's improving
Pros
I particularly like the excellent support on Avail. Whenever I open a support ticket, they respond within a couple of hours and quickly solve the problem. The notifications to tenants for rent reminders and late payments are really helpful. The ACH payment system is convenient, and the listing tool saves time by posting the rental on multiple sites with just one entry of information.
Cons
The lease tool can be a bit clunky, and lease renewals are a bit difficult to figure out. Additionally, setting up a tenant who is moving to a new unit I manage with a new lease was challenging to understand and set up.
