“User friendly for Landlord and Tenants

It's easy to use, and the lease templates are readily available. The only minor drawback is that deleting applications for non selected tenants isn't as straightforward.

As a new landlord with two properties, I needed software that could handle background and credit checks, along with eviction reports. The ability to select a lease and add specific clauses for my state is a definite plus. It's also crucial for my tenants to be able to make online payments and submit maintenance requests through the software.

Signing up for Avail was a breeze. Once I completed the signup process and entered my property details, my tenant received an email. This feature makes collecting rent a breeze, and if you qualify for a fast pay account, rent payments are deposited the next day! I haven't found another service that offers this amazing feature.

Cons

There was an issue with my tenant's payment. For some reason, it didn't process, which led to my landlord account being closed. I would have appreciated an explanation for this. Despite this, I would still recommend the software and consider using it again in the future.

My experience with it has been great so far, although there is a learning curve like any other program.

I suggest adding a video icon in the user input sections, which would provide a popup for video viewing while staying on the page, making it more user-friendly. Secondly, I wish I could create a custom URL. Thirdly, it would be great if I could generate an HTML code to put on my other websites, directing users to the property's landing page.

Navigating the software is effortless, allowing me to easily access maintenance requests, previous leases, and payment history that I can print off for taxes.

Nothing at all. Everything has been smooth sailing. I can't think of any negative issues I've encountered in over a year.

Avail is perfect for small to medium size real estate investors like me. It allows us to maximize profitability while staying on top of crucial management decisions. It's super easy to use from both the landlords' and tenants' perspectives. Believe it or not, one of my tenants is an elderly lady with almost no computer experience, and she was able to set up her tenant profile and complete everything for rent payments without any hassle.

Currently, I don't have any commercial properties, but I plan to purchase some in the future. I believe Avail could handle this type of property, but I would need to do more research to ensure its compatibility.

I'm incredibly busy, working seven days a week like an animal. I needed something easy to use, approachable people, and a helpful support team. Avail has all that and more.

It's hard to believe that with a little work upfront, I may never have to deal with another lease again. By doing the initial work, even high school kids can come in and operate smoothly using checklists for listing, screening, leasing, and handling maintenance.

The only downside to this software is that it's too user-friendly and easy to set up. It has the potential to make anyone a landlord.

This software provides an easy way to collect rent from tenants, which is why I use it. It also offers many other features that I haven't explored yet, but it seems to cover all the necessary needs.

I'm sure that with a few months of experience, everything will run smoothly. However, at the moment, it feels a bit overwhelming and confusing for our tenants. Personally, I found it easy to handle the rent collection process, but the tenants are facing some difficulties (which are not insurmountable!).
