I strongly dislike this software. It's clearly not customized for Avail, as it keeps referring to it as a "product." Avail is not a product; it's a service. They're not selling beans, people!

Cons

The connections with other rental agencies are quite poor. I received emails from people on affiliate sites stating that my responses were cut off by their software and thus useless. I believe "Hotpads" was the affiliate. The inflexibility of responses is what frustrates me about this software. I have a one-bedroom for rent in a fabulous four-bedroom townhouse, but there's no way to convey this due to the inflexible auto sites' programs.

The online payments are quickly deposited, and the software's document organization and tenant interaction help maintain a professional communication, which is why I chose Avail.

Currently, there isn't a feature to upload my documents for tenants to sign. I have to do it externally and then upload them into Avail. I would appreciate an email tab for quick tenant communication instead of its current location.

A friend who also uses Avail recommended this platform when we bought an investment property. The property is in a resort area in the desert, and leasing agents were demanding 15 to 25 percent monthly for seasonal leasing. So, I decided to give Avail a try. I created a listing similar to a real estate listing, uploaded photos, and launched it on a Friday night out of curiosity. To my surprise, the next morning, we had our first applicant and secured a lease at a higher price than the leasing agent recommended! Six months later, when we updated and reactivated the listing, we had two new seasonal leases within a few days. Avail is the best kept secret for property owners like myself.

Honestly, I can't think of anything I don't like. Initially, I was confused about setting up the lease and payment terms. However, every time I called Avail customer support, I was amazed to have a live, friendly, and helpful person assisting me within minutes.

As a firsttime landlord, I find Avail extremely useful. I used it to list my apartment, screen tenants, draft leases, and manage maintenance requests. I find all the features to be very helpful, and I absolutely love the software.

Cons

Integrating with Zillow for listing was challenging. Additionally, the dashboard for downloading statements and calculating rental income for each tax year could be improved.

I like the ease of use, the ability to make lease changes, the option for digital signatures, the free trial period, and the responsive customer service. While I haven't utilized all the features, I can see how they would be extremely useful for property owners entering the rental business.

Honestly, the software's ease of use is fantastic. Everything is laid out clearly, and navigating the software is simple. My tenants have no trouble setting up payments, signing leases, and handling other rental related tasks like renters insurance and providing documentation.

Cons

Not all features are available yet, such as uploading your own lease and having tenants sign it. However, Avail is currently working on that, and it's in the beta phase. They were kind enough to let me use the beta version, and it works extremely well. I also had an issue where a tenant accidentally paid twice, and I couldn't adjust the payment myself. I have three tenants under the same lease, and I couldn't move the payment from one of those tenants yet. For those wondering, you can move the entire rent amount, not just a partial amount. Once again, Avail has been fantastic and resolved that issue for me.

The software is easy for me to use, and my tenants find it simple as well. I've never had a tenant struggle with understanding how to navigate the software.

At the moment, I don't have a need to integrate with another software, so I don't have any issues.
