single rep resolved five-year sync issues, others showed no interest

Pros

After five years with this software our account manager has been the only person who has truly paid attention to what we needed. Reservations were not syncing properly from the portals into this, invoicing had not been set up correctly from the beginning and settlements were showing up incorrectly. In all the time we have been with the platform nobody had really stopped to help us and make everything work the way it should. A representative has spent many hours and many video calls with me explaining everything and getting the whole system up and running properly. He did not stop until it was resolved. He is an outstanding professional and I sincerely hope the company recognizes that because employees with that level of dedication are very rare.

Cons

I have been with this platform since January 2020 and up to today (December 12 2025) no one had managed to solve the issues I was having with invoicing and accounting (no one had shown real interest in doing so). One of their representatives has been the only person who actually helped me fix the problem. He invested a huge amount of time to get it sorted out and thanks to him I will continue using this software. I truly believe the company should value the excellent work he does with our account. Since he started working with us he has helped with an exceptional level of commitment and as a business owner I believe good employees deserve to be recognized. That is exactly why I wanted to leave these words here: to acknowledge the quality of his work.

Amazing calendar and owner tracking

Pros

Using the software has been really easy for our team and it's especially helpful that we can check the calendar right from our phones whenever needed. The tools for tracking owner expenses and sending monthly statements keep everything organized, save us time and help us stay on top of things.

Cons

The one part we like least is that since the company is based in Spain some of the terminology doesn't match what we would normally say in the US. For example on the website during the booking process it says 'open air parking' which isn't a phrase people here in the US would typically use.

owner statements fall short

Pros

At first glance the platform feels fairly complete when it comes to features (a channel manager, booking engine, website integration and an owner area all included). The onboarding team was attentive and quick to respond throughout the set up and there are plenty of features that can be genuinely useful for smaller operators.

Cons

My biggest issue is with the accounting and settlement logic because it simply can't be adjusted to fit my requirements. For a medium sized company handling 35 properties the system does not generate accurate owner statements and forces us to rely on manual work in Excel or other external software. That really defeats the purpose of paying for an all in one solution. Given the high activation costs I was expecting something much more complete.

centralized calendar that delivers

Pros

Keeping several properties organized across multiple channels is much more manageable with it especially having everything brought together in one centralized calendar.

Cons

A few booking details still don't sync across every portal but the team behind this platform has shown they're willing to address those gaps in future updates.

Powerful Tools

Pros

Right from the start the software felt very complete while still being simple to learn and use. The channel manager performs reliably and the website booking system also works really well. The database is solid, the automatic payment system runs very well and the reporting is user friendly and simple to dig into when needed. The automated email setup is also very easy and works well for us especially since we operate in 6 languages.

Cons

At times sending tickets to the website team feels a bit convoluted and their response time can be slow.

Task automation and how simple the platform is to use have been the biggest advantages for us.

Cons

User Friendly PMS

Pros

Getting started was a really positive experience. The onboarding process was well handled, every person who assisted me was attentive and helpful and the PMS itself feels very simple overall.

Cons

One drawback is how rigid some parts of the system are. For example when it comes to assigning roles to the same user it doesn't let me give one user access to different areas within the platform. There are also a few other limitations. I understand that from a development standpoint this probably isn't simple to build but at the same time property managers need a certain level of flexibility in everday operations.

portal sync needs work

Pros

The connection with some listing portals is a plus although right now it isn't performing very well.

Cons

There's very little flexibility in the settlement process and it doesn't adapt well to other billing models.

Great onboarding!

Pros

Getting started with the platform was very easy and I was able to learn my way around it almost immediately. The onboarding team did an excellent job and their ongoing support really played a big part in how quickly we adapted. Their help genuinely made it much faster for us to get comfortable with the system.

Cons

A dawback during onboarding was the recorded AI portion which came across as a little dull at times. Other than that the overall process was detailed, well organized and handled very well.

Pros

Avantio really shines with its feature-rich setup built specifically for property management. It offers a high level of customization so you can adapt the platform to fit your particular workflow and business needs. The interface also feels simple which makes it simple to move around the system and handle multiple properties efficiently.

Cons

Even though the platform is user friendly overall getting everything set up at the beginning can take a fair amount of time and requires some adjustment.

Good support and setup

Pros

After working with other integration providers for our short term rental business this has been on a completely different level. Their onboarding process, customer support and overall availability are far better than what we had before. We're also paying less than we did with the other companies which had only left us frustrated and made our business look unprofessional. Whenever questions come up the team replies quickly and they're available on Zoom when needed. It really feels like we're in very capable hands which lets us stay focused on running our business while they handle their part.

Cons

The accounting side still has some room for improvement but they are actively working with us to get those changes made as quickly as possible.

The layout is very well designed, it supports many languages and onboarding happens quickly.
