“Good software product for the price

Pros

DoorLoop effectively caters to commercial clients and tenants, addressing that aspect exceptionally well.

Cons

I feel that the product is not fully developed yet. One missing feature is the ability to print deposit slips. As a workaround, I use Quickbooks to enter the data, print the slips, and then delete them. It would be great to have this feature integrated into DoorLoop.

From the beginning, the level of customer service and responsiveness to questions impressed me. The training received was excellent.

It took some time to become familiar with the platform and locate specific features. The level of detail in many reports could be improved. Sometimes, the reports I want are not readily available. For example, I would like a printed list of tenant payments by date, but it is not easily accessible.

It would be beneficial to have the option to receive text messages or pop-up notifications about tenant actions. Additionally, the processing time for tenant payments is quite long, sometimes taking up to 10 days before the money is processed into my account. It would also be helpful to see individual transactions separately instead of in bulk.

The only drawback is that office accounting needs to be done as if I had an extra unit, charging everything there or splitting charges between properties. This leads to uneven splits between units, even if some require more care than others.

The choice of shades for blue, pink, and green could be improved. The platform fee for online tenant payments is slightly high. Additionally, there are too many notes from the property, tenant, and lease, which can be overwhelming. It would be helpful to access most information from widgets on one page related to a specific tenant.

The accounting aspect is quite complex. To account for a bill, you have to navigate to a specific section first. Also, there is no system in place to handle the changing loan payment breakdown between principal and interest in a lump sum. This needs to be accounted for separately, especially for tax purposes.
