The support provided by DoorLoop has been terrific. Despite anticipating a learning curve after years of using QuickBooks, most features in DoorLoop are intuitive, and help is always readily available. The company's willingness to listen to user feedback and make adjustments is commendable. I've recommended some changes, and they have been implemented.
Cons
There is nothing I particularly "like least" about DoorLoop. However, there is a slight learning curve associated with the program due to its extensive features. It just takes time to understand all the functionalities and steps to achieve desired outcomes.

DoorLoop's ability to streamline rent payments, leases, and expense tracking, along with customizable features at the tenant, property, or company level, is impressive. Having multiple companies within one platform is a definite advantage.
Cons
One improvement I would suggest is the inclusion of recurring late fees. Currently, you can choose between daily, weekly, or monthly late fees, but it would be beneficial to have the option to base them on the outstanding balance. For instance, allowing the late fee to compound if the balance remains unpaid after the initial late fee.

DoorLoop has truly transformed our property management operations. One of the standout features we love is its cloud-based system, enabling us to access it seamlessly from various devices. This real-time accessibility has been a game-changer for us. Additionally, the program's customizability is remarkable, eliminating the need for multiple platforms to keep track of everything. From rent tracking to managing maintenance requests, DoorLoop handles it all. It keeps us organized, boosts our productivity, and allows us to focus on other important tasks.
Cons
The bank reconciliation process could be improved. If I need to switch to another area while in the middle of a reconciliation, I have to start from the beginning when I return. Although the cleared transaction boxes may remain checked, it would be helpful to have an option to save the partially reconciled statement, allowing me to resume where I left off. Additionally, it would be beneficial to assign costs to portfolios rather than specific properties, as we have five portfolios, and the current method adds unnecessary costs since we are charged per door. (Currently, we create "dummy" properties to assign costs, but this increases expenses in the program.)

One feature I miss is the ability to transfer a tenant from one unit to another during the lease period. Although it may be an uncommon scenario, there have been instances where tenants needed to relocate but retain their original lease. DoorLoop currently requires starting a new lease to accomplish this.

I was disappointed to discover that when a tenant pays using the ePay option, it takes nine days for the money to reach the deposit account. I plan to adjust my lease terms to account for this in the future, but I wish I had known about this delay before finalizing the lease with the tenant.
