DoorLoop - a property management software - helps users handle portfolios ranging from residential, commercial or affordable housing. While users consistently point to the interface and support as the strong points, complaints that come up are narrower - such as cancelling vendor payments. Recently, DoorLoop has rolled out an AI Assistant, AI Inspections, and Workflows automation across its plans.
Our Verdict
Independent landlords and growing PM firms that no longer want to trouble with multiple tools (be it accounting, rent collection, or tenant management) may find DoorLoop a suitable option. Pricing is fair for multi-unit portfolios but can add up for smaller operators once per-transaction fees are factored in. For managers growing more than ten units and requiring AI-assisted operations without hiring more staff, we recommend it.

What Is DoorLoop?
DoorLoop is cloud-based property management software for landlords, property managers, and investors. It helps them manage residential, commercial, HOA, or affordable housing portfolios. The software covers accounting, rent collection, and tenant screening, alongside leasing with e-signatures, maintenance, and AI automation. The tool has been in the market since 2019 and runs on Amazon Web Services (AWS).
What Is DoorLoop Best For?
The AI Assistant - that takes care of most of the incoming maintenance requests before converting the remainder into work orders - is DoorLoop's most notable distinction. In addition, it creates listing descriptions, tenant messages, as well as summaries of financial information alongside reports. For independent landlords and expanding PM organizations adding units without scaling manpower, this is especially important. But smaller businesses that don't handle such a high volume of calls might not find it so useful.
How Much Does DoorLoop Cost?
The pricing for DoorLoop starts at $99/month for the Starter plan, and the pricing scales as more units are added. Further pricing tiers of the software are as follows:
- Pro - $189/month
- Premium - $239/month
Beyond the base price, additional costs also includes:
- Announcement Credits - $0.02/credit; additional 500 credits cost $10 after included monthly credits are used
- eSignature Requests - $3/signature request on Starter, $1/signature request on Pro, and free on Premium
- Communications Center SMS Credits - Additional credit bundles cost $10 after included credits are used
- Merchant Account Verification - $49/account on Starter, $25/account on Pro, and free on Premium
- ACH Payment Fees - $2.49/transaction on Starter, $0.99/transaction on Pro, and free on Premium
Many businesses find it good value when taken into account the wide range of features that are included in each plan. While some users note that cost can add up for smaller property managers (especially when they add more units or services), overall, the pricing is well liked for businesses that manage multiple units and properties simultaneously.

How Does DoorLoop Work?
Everything runs from one login on any device, from listing a unit to collecting the rent:
- Set up properties with the Property Setup Wizard
- List vacancies on Zillow, Trulia, HotPads, and Dwellsy in one click, and let prospects book showings straight from the listing
- Run TransUnion screening (be it criminal, credit, eviction) then send the lease out for eSignature the same session
- Rent comes in by ACH, card, Apple Pay, Google Pay, or cash through Western Union Quick Collect
- Maintenance requests come through the tenant portal
- Income and expenses sync to QuickBooks Online, so balance sheets, P&Ls, owner statements, and 1099 forms stay updated
- Owners check their portfolio anytime through the Owner Portal
- Tenant messages, listings, and financial summaries are drafted by AI
- AI Inspections happen on-site, with the report ready before you're back at your desk

DoorLoop Use Cases
Organizations evaluating DoorLoop can consider it in several distinct use cases, including:
Independent Landlords That Want To Replace Manual Rent Collection
Landlords that run one to ten units - based solely on spreadsheets, Venmo or email chains - can easily lose track of what is owed and by whom. They may face a missed payment or fail to apply late fees consistently. This is where the tool helps. It encompasses rent collection as well as lease tracking, maintenance, and tenant communication into a singular system, with reminders and late fees management.
Growing Property Management Firms Requiring QuickBooks Sync Without Manual Exports
Property management firms that are expanding want a tool that can easily integrate with QuickBooks without requiring extra work. They don't want every single payment, expense, or owner distribution to be entered multiple times. But this is where DoorLoop's QuickBooks Online integration can help. It can sync income as well as expenses, so there is no need for double entry or any chances of errors.
Community Association Managers That Handle Dues And Violations
Usually, dues collection, violation notices or owner distributions are tracked in a spreadsheet. While this may work well for community associations on a smaller scale, it barely holds together once the community grows past a certain size. This is where the DoorLoop's HOA management tool can help. It combines dues collection, CAM charges, CAM reconciliation, as well as real time owner portal access into one tool, so there's only one source for all important data.
Property Managers That Employ AI For Managing Tenant Requests Without Adding Headcount
Once the company grows, it's quite impossible to keep track of all the tenant messages and incoming maintenance requests, and not to mention, staff that struggle to keep pace with the high volume. This is where AI assistants by DoorLoop can help. It is designed to resolve more than half of tenant issues before they can even reach a manager. This capacity lets a firm add units without adding headcount simultaneously.
Is DoorLoop Right For You?
Do you manage residential, commercial, or affordable housing properties? Perhaps your firm struggles with separate accounting or rent collection tools that come with no AI automation. In that case, DoorLoop is worth consideration. It runs on AWS and processes payments through a PCI-compliant setup. Data gets 256-bit AES encryption; the platform holds an A+ SSL Labs rating, and backups run every five minutes across multiple geo-redundant servers.

DoorLoop Features
Full Accounting Suite
The platform features a customizable chart of accounts, alongside real-time reporting, and bank reconciliation. These can help manage accounts payable and receivable within multiple portfolios or business entities. AI-powered Quick-Fill Finances automatically processes uploaded invoices and expenses, handling line items, numbers, and descriptions without manual data entry.
Online Rent Collection
DoorLoop automates the entire rent collection process. Tenants can pay via credit card, debit card, ACH, and other digital methods. The system sends automatic payment reminders and can apply late fees. Besides improving cash flow, it also reduces delinquencies.
Maintenance Management
Users can receive maintenance requests online through the tenant portal, assign work orders to vendors, and track the status of all jobs in real-time. The AI assistant now automatically handles most of the maintenance requests. It creates work orders and routes them to vendors without needing any human intervention. And as for the requests that specifically require human review, the system escalates and creates a work order accordingly.
Tenant Screening
Integrated with TransUnion, the software provides comprehensive tenant screening services. Property managers can run detailed criminal background checks, credit reports, and eviction histories directly within the platform, enabling them to select reliable and qualified tenants more efficiently.
AI Assistant
DoorLoop's AI Assistant runs around the clock. It encompasses tenant messages, maintenance routing, financial summaries, and listing copy. The biggest impact is on volume: its Tenant Concierge resolves more than half of tenant issues before a property manager ever sees them. In addition, the tool even writes listing descriptions from scratch.
Workflows
Workflows is DoorLoop's automation layer: build a template once for a repetitive task — leasing, maintenance, communications, accounting — and it runs the same way every time. The point is to clear the to-do list automatically, so managers spend their time on growing the portfolio instead of running it.
