Brilliant Service

Pros

My satisfaction with Guesty stems from its efficient calendar use, automated check-in process, door lock feature, task systems, analytics and reporting, and owner statements.

Cons

Channel management can be challenging, particularly when determining which edits should be made in Guesty versus the channel itself. Additionally, user management can be improved.

Be Careful Of Hidden Costs, Lack Of Support, And Billing Issues

Pros

The synchronization of channels and the calendar is a feature I particularly enjoy about Guesty.

Cons

Sharing the calendar with cleaners is not easy or simple unless they use the app. The unified inbox experiences glitches when interacting with VRBO. Furthermore, Guesty aggressively promotes their products without transparently disclosing the associated costs. They have also billed the wrong account for several consecutive months. Customersupport is often slow in addressing certain matters.

Guesty is the ONLY software you should use

Pros

Guesty is incredibly user-friendly, boasting a visually appealing interface, numerous quality of life features not found in most channel managers, and minimal limitations. My own account manager, schedules biweekly meetings with the support team to discuss new features and address any queries I have.

Cons

I can't think of a single negative aspect to mention. Whenever I encounter an issue, Guesty consistently provides answers or workarounds to resolve it.

False Advertisement simply.

Pros

Despite the impressive advertising, the reality of Guesty fell short of my expectations.

Cons

To put it simply, the advertising is misleading. As a Vacation Rental Manager for the past 15 years, I've used various channel software options. We decided to switch to Guesty in October, choosing between Hostaway and Guesty. We don't use a payment processor, so we went with Guesty. However, after a few months, we realized that none of the software's promised features are true in our case. Guesty does not have a unified inbox, and it does not effectively manage bookings. Setting up reminders for balance payments based on our booking schedule has to be done manually. Moreover, Guesty lacks the necessary safety measures. During a chat with a guest, we unexpectedly had another guest's chat appear, compromising guest information. Guesty also falls short as a channel manager as special price variations do not populate to all channels, only to our website. Additionally, Guesty requires a payment processor to function properly, despite our prior clarification. The software does not calculate booking payments accurately, and integrations take longer than the promised 5 weeks.

Pros

I've been using Guesty since April 2023, and I'm extremely satisfied with the level of service they provide. If you're ready to take your rental business to the next level, I highly recommend migrating to Guesty.

Cons

At the moment, there's nothing I would change about Guesty. However, it would be more satisfying if the price were lower.

Use Guesty as a last resort

Pros

The onboarding process of Guesty was impressive. While it requires a $1000 investment, you'll have a dedicated person guiding you through almost everything.

Cons

They force you to use their credit card processing or Stripe, and charge an additional 1%. The basic website is terrible, and the advanced website costs an extra percentage point. When integrating new channels, they charge additional fees (Google costs another 1%). The customer service is also terrible, as they only respond to emails when immediate attention is required, resulting in a minimum wait of 10-24 hours. They usually solve the issue before even responding.

Guesty is the gold standard for vacation rental property managers

Pros

Guesty has all the features a professional property manager needs, thanks to their dedicated account representative (shout out to customer support team member) and their exceptional around-the-clock support team. We've tried numerous other solutions, but they all had missing or weak areas. Guesty covers everything we require and more. Their Analytics addon is fantastic, providing clarity on various metrics like finances and reviews. The onboarding process from our previous provider was smooth, allowing us to seamlessly export and transfer our existing reservations. The mobile app is also excellent, as our reservations team can handle guest messages from anywhere. We haven't encountered any calendar syncing issues across multiple platforms and can easily integrate with other software like Wheelhouse for pricing and Breezeway for cleaning.

Cons

The Guesty team is aware of the issues and has promised updates. Currently, we have less control over reservation financials compared to other platforms. We were aware of this when we started using Guesty, but unsuspecting users should be aware that there are upsells at every turn. Guesty is a venture-backed company that needs to show returns, so there will always be additional charges, even for features that other platforms include in their core package.
