“Helped Improve My Rent Collection
Pros
The top features for me are Maintenance support as I needed assistance in managing maintenance issues and Hemlane provides the help I require. Rent collection, Since switching to Hemlane my tenants pay me ten days earlier than before.
Cons
The performance of the website could be improved.

“Hemlane providing great services
Pros
Hemlane has proven to be an easy to use solution for online property management. It greatly assists with reminders for lease expiration, rent collection and deposits, as well as providing daily updates on maintenance activities. Managing properties remotely becomes very easy with this service and I highly recommend it to homeowners in need of such services.
Cons
Currently I can't think of any issues but I will update here if I encounter any.

“Excellent product, facilitates all aspects of property management
Pros
Tenants find it easy to navigate. It takes care of all aspects of property management. I love that I don't have to deal with money directly and all documents are stored in the right place. Its also useful for tenant screening.
Cons
The integration with Zillow could be improved and a mobile app for tenants would be beneficial. It seems that some tenants have difficulty finding the property guide.

Having a centralized space for messages, rent and maintenance is very helpful.

The maintenance tracking and coordination are exceptional and the cost is well worth it.
Cons
Managing the financials can be a bit challenging. Ideally it should sync with my bank and credit card accounts. Currently I use Stessa for my financial management.

Cons
The reports cannot be arranged in unit order (101-183) and late fees should be able to be levied at the end of the business day on the third day not before (after 5:30 PM).

Pros
I like that the software has received positive reviews online although I now realize some may have been paid or fake. Nonetheless the variety of options they offer is fantastic. The ability to speak with someone directly for issue resolution is a great aspect of their overall service. Furthermore, they are responsive via email and even leave voicemails with marketing information and contact details.
Cons
They don't provide any guidance on how to use the app. You have to figure everything out yourself and it feels like they deliberately want to mislead landlords. They require you to subscribe to their highest plan to access their real estate agent services which is misleading. They don't explain that an agent will not be involved when showing your property if you use their lockbox. They also don't allow you to remove your payments and try to charge your bank account first to avoid chargebacks. Their attitude seems moody and annoyed when you call them with problems or questions. They are uncooperative in case of misunderstandings.

Pros
Hemlane excels in making rent collection easy, providing a tenant portal and offering superb customer support for maintenance tickets. The user interface is excellent and these are some of the pros I have observed. I have yet to explore the marketing features.
Cons
I believe there are better accounting solutions available for tracking property income and expenses such as Stessa. Additionally the billing method of Hemlane is quite difficult to comprehend. They seem to find it easy, but it's not as straightforward as other subscription websites.

Having a dedicated Hemlane representative to guide and assist during the initial weeks of platform onboarding is priceless.
Cons
So far I haven't had any negative experiences. The platform even provides comparable property information within your area so you can determine if your property is above, below or at market value.

This software provides a detailed property management solution without overwhelming with unnecessary features ensuring its effectiveness.
Cons
There was no one to guide me through the setup process. Although it was easy to do on my own it would have been nice to have some assistance to maximize efficiency. For example setting up a multi unit property as individual units instead of separate properties.

Hemlane is a game changer for smaller real estate companies like ours. With under 50 properties we rely on Hemlanes plethora of fantastic features to stay connected with our tenants, process their payments online, assign and track work orders and upload important documents. The convenience and efficiency it brings to property management are unparalleled. What truly sets Hemlane apart is their amazing support staff. Whenever I have a question they are quick to respond, and if I can't reach them right away, they always call me back the same day. The tech team is friendly, knowledgeable, and a pleasure to interact with. Hemlane has truly transformed our property management experience, and I can't recommend it enough.
Cons
It does require some effort to switch platforms and transfer everything over. I have also encountered some difficulties with "older" tenants who are not very familiar with computers when setting up their online rent payments. However they always manage to get it done. If needed I refer them to the support team for assistance.

Pros
Automation is key for scalability and staying organized. The good thing is that Hemlane provide this without trying us to do too much too quickly. I highly recommend Hemlane to all my clients especially small landlords who will find this software indispensable.
Cons
The user experience for rental payments can sometimes be challenging. Its not always easy to see who has paid what for each month.

Although I have only been using Hemlane for less than 6 months. I am particularly impressed with the Dashboard. It provides a quick overview of outstanding tasks, property statistics and convenient links to frequently used areas of the site.
Cons
