“Great alternative to brick-and-mortar property management companies
Pros
The ease of use, online functionality, modern design and interface of Hemlane are noteworthy. With repairs and emergencies handled through the platform we no longer have to worry about managing them separately.
Cons
It would be great to have a single place to have and manage all uploaded documents. Currently they are scattered across different locations. I prefer a file hierarchy which is more familiar and simpler for me.

Pros
The software is extremely user friendly and tenants love it. The intuitive options make it so easy to navigate. and the professional and prompt customer support is highly commendable.
Cons
I haven't come across anything majorly problematic. Sometimes the maintenance response can be a bit slow but that is usually because they're coordinating between myself, the tenant and the repair organization.

Pros
Hemlane has made property management incredibly easy. It allws to manage Everything in one place and tenants have a user friendly way to contact us or submit maintenance requests. The secure bank deposits for rent collection are an added bonus.
Cons
We have the mid priced plan and it requires us to provide our own list of repair people. It would be fantastic if Hemlane had a list of approved vendors they could recommend.

Pros
Hemlane is an absolutely amazing property management software for self management, saving both time and money. especially for landlords starting out. It simplifies property management tasks significantly.
Cons
A few of the tenant processing features could use some cleaning up and simplification. They are actively taking feedback and providing updates.

“Great Customer Service and Onboarding
Pros
Hemlane offers top notch services in the realm of property management software. The pricing falls within a reasonable range delivering great value for the cost. When I acquired a property with a tenant whose contact information was incorrect, Hemlane provided valuable resources to onboard the tenant and made the software incredibly user friendly.
Cons
The price could be a bit more affordable. Currently their largest option costs $40 per unit per month. Normally that would be very competitive but since I invest in lower income housing, it becomes closer to the 8 to 10% that a typical property manager would charge.

Pros
One of the aspects I really appreciate is the ability to effortlessly advertise available apartments on multiple platforms with just a click of a button. Within a couple of days we receive a substantial number of qualified applicants and our units are usually rented out within a week. Another fantastic feature is the ease of sending mass messages to all tenants or quickly contacting an individual tenant. This feature has been incredibly helpful for managing maintenance and work orders.
Cons
Some of the financial aspects were difficult to figure out and can still be challenging. Reconciling Hemlane payments to the bank and QuickBooks can be tough at times. It would be nice if there was a way to link everything together so I wouldn't have to search for each payment reference number.

“A huge step forward for managing rental properties
Pros
If I were to design a software and system for my own needs it would be very similar to Hemlane. It is incredibly easy to get started with, yet highly customizable. The support team is truly excellent.
Cons
Apart from a few UI tweaks I did like to see it would be great if the accounting side integrated directly with my bank, allowing Hemlane to serve as my accounting solution. Apparently they are working on this!

Pros
Hemlanes Maintenance Option is a game changer for me. When I am out of the office, they handle maintenance requests and I only pay for this additional service when I activate it. The new marketing platform on Hemlane is also fantastic providing me with a convenient way to advertise my rentals.

Hemlane has already addressed my issues such as the multiple steps required to send payments to owners

Hemlane allows me to handle every aspect of my property management business seamlessly. From marketing and showcasing my listings to processing applications, collecting deposits and rent and managing maintenance requests, Hemlane simplifies all these tasks and more.

In addition to the platforms user friendly nature, the customer service at Hemlane is truly exceptional. The support team conducted a comprehensive video training conference to guide me through the system and regularly checked on my account for any activity, providing me with the necessary information for the next steps. When leasing out my first property, the team was incredibly responsive and guided me every step of the way. I am sincerely grateful for their assistance.

The software is very easy to use and it is self explanatory. The dashboard and reminders are helpful and the customer service and communication are outstanding. The education center has provided me with valuable resources, and the billing process is simple. We are delighted to have switched to Hemlane and have plans to transition our other properties to the platform.

Pros
Switching over to Hemlane from AppFolio was a game changer for me. Despite AppFolio being a larger company it was buggy and complicated to use. Hemlane was a breath of fresh air, providing a much improved user experience. The customer service team has been fantastic always available to answer my questions. I highly recommend Hemlane and wish I had made the switch earlier.
Cons
I have a few small feature requests and the options in the settings could be clearer.

Pros
The feature I love the most is the "Transparency" of the platform allowing clear communication with landlords without any gimmicks. The ability to direct rent payments to their accounts with a simple click of a button is incredibly helpful. The communication feature among tenants is excellent, and the platform's simplicity is key.
Cons
May be I am a bit picky but let me tell you that I think the platform is a bit too compartmentalized which makes it somewhat challenging to navigate certain things. However once you get the hang of it, you know your way around. I would say there are two areas Hemlane can improve are Make guest cards and scheduling showings a bit easier. The showing setup is a bit strange. I don't use it, but I would like it to be integrated with my calendar. and Navigating the maintenance requests, such as recording payments, can be a bit difficult. Just some minor technical issues. However Hemlane is constantly improving their software.

The support I have received from the customer support department since day one has been phenomenal. I really like being able to schedule a meeting with the support staff within a day or two sometimes even on the same day. I can send them an email with a question that doesn't require an immediate response, and they still get back to me promptly. Although I am still learning the software, it is much more user friendly compared to my previous property management software.
Cons
I am not entirely sure if the financial tracking aspects will meet my overall expectations. But I believe I can work around that if necessary with some assistance.

Pros
Hemlanes software is user friendly and packed with features but what really sets it apart is the exceptional customer support. Having direct access to a person I can call for help with questions and problem solving has made Hemlane my go to management software and I plan to continue using it for years to come.
Cons
The financial side is a bit burdensome. It required some guidance from a customer representative to walk me through the process the first time and I consider myself to be very tech savvy.

Hemlane is easy to use and I like how applicant screening reports are returned on the same day. The tech support team always responds within 12 hours, and the pricing options are flexible allowing me to choose the features that best suit my business needs. Another great feature is the easy copying of HTML code to paste on Craigslist ads.
Cons
It would be helpful to be able to convert rent rolls and income and expense statements into PDF documents for easy printing or sending to landlords. Additionally it would be good to include a field on the application page asking applicants to submit a copy of their photo ID.

Pros
The automated rent collection feature is a all time favorite of mine. It eliminates the hassle and time spent on reconciling accounts. However I also love the maintenance portal, the marketing tools, and the ability to send group messages to large numbers of tenants for various purposes, such as outage notifications, maintenance updates, parties or simply sending holiday greetings.
Cons
Onboarding existing tenants can be monotonous and time consuming. However its a one time hardship and after that, everything runs smoothly. Occasionally there might be a weird anomaly but the tech support is always quick to address it. In my experience I haven't experienced any downtime. I'm really enjoying it.
