Pros
For our organization, one thing that really matters is being able to work across the entire enterprise from a single application. Breaking down silos is incredibly important today and this software does that well.
Cons
The interface feels outdated in terms of look and feel. Lease accounting also comes across a bit like the wild west since users seem to have to customize a lot of it themselves.

It's a good product that in my opinion which keeps improving over time, with a wide scope and strong AI and perceptive application features.
Cons
Finding the "specific out-of-the-box" feature can be frustrating because it's not always clear how it's supposed to work. At times, it's hard to tell whether I'm running into a bug or just a feature that still needs more development. There's also a real need for SMEs who understand both the product and technology side as well as the business use cases.

We've recently begun using Tririga to automate our maintenance work order process and it has been simple to use and flexible enough to customize around our needs. We're aiming to go live in June 2019 and we're excited to get there.
Cons
The rollout has taken a bit longer than we originally expected and the approval process in Tririga still has several issues tied to licensing. That part really needs to be resolved so approvals can move through the system properly.

Pros
Being able to access it from anywhere is a big plus for and that flexibility really helps. I just need the data to come through in a more timely way so it can be processed without delays.
Cons
Biggest issue is how long queries take to process which makes it harder to get results back on time.

Performance across the system is poor overall, custom reports take far too long to run, CPI calculations can't be handled and entering leases with midmonth escalation dates is overly complicated.

Pulling together Real Estate, Operations, Work Management and CAD data in one place has been extremely beneficial for enterprise decision-making and helping us right-size the organization.
Cons
The biggest downside is compatibility with Bentley Microstation. We've been told by IBM that it is not part of their strategic roadmap so that integration still needs improvement.

We needed a compliant solution because our old lease and space system was no longer supported and this software at least fills that requirement.
Cons
Using it has been frustrating because the platform feels complicated and the overall user experience is poor. On top of that, the FASB reporting and JE entries are not functioning properly and Reservation Manager doesn't integrate with Outlook.

Pros
One of the biggest benefits has been turning some tasks that used to be manual into automated processes. It has also helped cut down on paper use which is a nice improvement.
Cons
It's frustrating having to customize features that really should already be built into the system, like IBR. Even though we're on SaaS, it still falls on users to notify IBM when production servers go down which doesn't feel right. The platform is also very sensitive to workflow setup so it takes a lot to keep it running properly. On top of that, we've had to support it internally and bring in consultants which makes it expensive to maintain. The many tabs and outdated interface don't help either.

Accountability, tracking and reporting in this software have made a huge difference in how we handle facility management and maintenance. It's helped a lot with everything from daily work requests to planned space moves and our Facilities Management team has been able to grow quickly in a short amount of time because of it.
Cons
There isn't much negative to say at this stage. We're only about 10 months into the implementation and the only small issues we've seen have mostly come from users adapting to processing requests across multiple properties.
