easy to customize

Pros

One of the best parts for our team is how customizable it is so it can be adapted to fit a company's specific needs without requiring a lot of coding. It's especially useful for large organizations that want to centralize their data and make better decisions from it. The newer updates, including the Esri ArcGIS integration, have also made facility mapping and visualization noticeably better.

Cons

Interface is a bit outdated and can be complicated in places. It can also slow down when working with very large datasets. A proper training is also important if you want to get the most out of it because its not really simple to learn this software

Everything managed in one place

Pros

Having everything in one integrated platform is really valuable for our work and this software provided exactly that . It covers multiple modules that help businesses handle their processes, including real estate, construction projects, space management, operations and asset management. Another big advantage is that it works as a self-sufficient application so there's no need for any separate suite, external app or coding language for customization. At the same time, it can still integrate with external applications when needed. On top of that, it's user-friendly and simple to set up and implement.

Cons

A downside is that there can be some performance issues when it's hosted on an external cloud instead of IBM Cloud.

simplified lease management

Pros

Handling our property portfolio became much more efficient with it especially from both the tenant and accounting sides. We had more than 2,900 leased properties across the world with a wide variety of agreement types and the system was able to manage all of them in one place. The platform was simple to use which helped us move away from a huge number of spreadsheets and consolidate everything into a single tool. Having all global property portfolio reporting stored centrally made processing and reporting much faster and far less difficult. Training staff was also fairly simple and we were able to introduce new roles that managed the full workflow, from entering lease data through to the final accounting calculations.

Cons

Reporting gave us a few challenges initially but with help from IBM and our consultants those issues were resolved. Beyond that, we saw far more benefits than drawbacks.

highly customizable product

Pros

One thing that has worked really well for us is how customizable it is based on our requirements. It also supports a lot of useful integrations, whether that's handling change requests, tracking tasks assigned to employees or managing real estate business operations.

Cons

polished and modern layout

Pros

After using this tool for the past 6 years I can say it's an amazing platform for managing our real estate database needs. The layout feels modern and works well for users who prefer a clean and concise homepage. It also keeps up nicely with current financial application requirements through its updated versions.

Cons

One thing I'd still like to see is more visual flexibility in the layout and customization options. Adding more aesthetic touches, such as font and font style changes, would help refresh the look from time to time.

Works well for us

Pros

It does a good job of covering our real estate requirements and the modular setup is definitely a plus. However I would really appreciate if the maintenance side was as efficient as most of the other features in this tool.

Cons

The pricing can be a hurdle and there are either very few implementation partners available or none nearby which makes rollout and support more difficult.

Flexible workflows for every team

Pros

What I really appreciate about Tririga is how it lets you build different workflows for specific sub-groups or departments. Teams handling separate tasks like HVAC, carpentry, plumbing and similar work can set up workflows that fit what they do, while also tracking costs back to the correct group.

Cons

A stronger analytics side would make it even better especially around predictive maintenance tied to likely failure points. I'd also like to see more visual design elements added since that could really improve office space optimization, particularly in hoteling setups.

Centralized facility management tool

Pros

It works as a complete IWMS for our organization so everything from inventory and maintenance to leasing and construction can be handled in one platform. IBM has also introduced TRIRIGA in UX which brings a much nicer interface along with some really useful features. Its APIs make integration flexible too since users can connect it with systems like SAP and PeopleSoft, pull data into mobile apps and even build all TRIRIGA modules into a mobile application.

Cons

Some parts of the software still have traditional UI which is a downside in my opinion. Another issue is when several workflows are triggered at the same time, it can slow things down although this only happens occasionally.

custom forms and flexible layouts

Pros

Building customizable forms and process flows for business users is one of the things I really appreciate about this platform. Developers can put things together quickly and the navigation is easy. Another plus point is it's layouot which can be tailored based on each user's security settings or template which makes the experience feel more relevant to different roles.

Cons

Overall look of this software looks outdataed. An updated UI would make a big difference. I understand that a redesign can be expensive especially for a platform that sits in the enterprise resource planning and integrated workplace management space, where visual polish is not always treated as a priority. Even so a lot of software across the market is moving toward cleaner, more modern design standards and I think this tool should head in that direction too.

A standout capability in this software for our team is its space measurement and auditing function which helps uncover ways to improve facility utilization and manage occupancy more effectively. It also includes features for space use agreements and chargebacks which helps create better accountability across departments for how space is being used. amazing builder tool

Pros

What makes this tool particularly valuable for our team is how quickly it lets us put together on-the-fly solutions for custom requirements using the out-of-the-box builder tools. We don't have to write complicated code for everything since the application can automatically generate Java code based on the tasks we choose in the workflows.

Cons

There are still certain glitches and known errors that come up and when they do, we usually have to wait for hotfixes or platform upgrades to fix them. It's not constant but at times the wait for a platform-level issue to be resolved can be quite long.

Hands down, this is the worst lease administration system I've ever had to use. It's full of glitches right from the start. So theres nothing to mention as a pro

Cons

I have seen some potential in the system but that's about it. It has way too many glitches to really be considered a good software. IBM doesn't properly support it so we end up relying on workarounds. Overall, it's the worst system I've used.

Valuable features and templates

Pros

It has clearly improved its features like accountability, follow-up and attention to detail across the board and throughout our support processes which has really optimized our office work. It has helped our Facilities Management team grow from handling day-to-day work requests to coordinating planned space moves more effectively. Every session I attend is a fantastic opportunity to learn where it is headed and being able to support so many internal departments with cross-functional information helps close the gaps created by departmental silos while also strengthening support for both internal and external users. It is especially useful because it comes with unique design templates that have already proven to add value and deliver quick returns.

Cons

Integrating it with other enterprise systems can be difficult. The SDKs also need to be more accessible and offer developers more flexibility.

Powerful visualization for clients

It's a good product that in my opinion which keeps improving over time, with a wide scope and strong AI and perceptive application features.

Cons

Finding the "specific out-of-the-box" feature can be frustrating because it's not always clear how it's supposed to work. At times, it's hard to tell whether I'm running into a bug or just a feature that still needs more development. There's also a real need for SMEs who understand both the product and technology side as well as the business use cases.

customizable maintenance workflow

Pros

We've recently begun using Tririga to automate our maintenance work order process and it has been simple to use and flexible enough to customize around our needs. We're aiming to go live in June 2019 and we're excited to get there.

Cons

The rollout has taken a bit longer than we originally expected and the approval process in Tririga still has several issues tied to licensing. That part really needs to be resolved so approvals can move through the system properly.

Pros

Being able to access it from anywhere is a big plus for and that flexibility really helps. I just need the data to come through in a more timely way so it can be processed without delays.

Cons

Biggest issue is how long queries take to process which makes it harder to get results back on time.
