One of the best parts for our team is how customizable it is so it can be adapted to fit a company's specific needs without requiring a lot of coding. It's especially useful for large organizations that want to centralize their data and make better decisions from it. The newer updates, including the Esri ArcGIS integration, have also made facility mapping and visualization noticeably better.
Cons
Interface is a bit outdated and can be complicated in places. It can also slow down when working with very large datasets. A proper training is also important if you want to get the most out of it because its not really simple to learn this software

Having everything in one integrated platform is really valuable for our work and this software provided exactly that . It covers multiple modules that help businesses handle their processes, including real estate, construction projects, space management, operations and asset management. Another big advantage is that it works as a self-sufficient application so there's no need for any separate suite, external app or coding language for customization. At the same time, it can still integrate with external applications when needed. On top of that, it's user-friendly and simple to set up and implement.
Cons
A downside is that there can be some performance issues when it's hosted on an external cloud instead of IBM Cloud.

Handling our property portfolio became much more efficient with it especially from both the tenant and accounting sides. We had more than 2,900 leased properties across the world with a wide variety of agreement types and the system was able to manage all of them in one place. The platform was simple to use which helped us move away from a huge number of spreadsheets and consolidate everything into a single tool. Having all global property portfolio reporting stored centrally made processing and reporting much faster and far less difficult. Training staff was also fairly simple and we were able to introduce new roles that managed the full workflow, from entering lease data through to the final accounting calculations.
Cons
Reporting gave us a few challenges initially but with help from IBM and our consultants those issues were resolved. Beyond that, we saw far more benefits than drawbacks.

After using this tool for the past 6 years I can say it's an amazing platform for managing our real estate database needs. Cons

What I really appreciate about Tririga is how it lets you build different workflows for specific sub-groups or departments. Teams handling separate tasks like HVAC, carpentry, plumbing and similar work can set up workflows that fit what they do, while also tracking costs back to the correct group.
Cons
A stronger analytics side would make it even better especially around predictive maintenance tied to likely failure points. I'd also like to see more visual design elements added since that could really improve office space optimization, particularly in hoteling setups.

It works as a complete IWMS for our organization so everything from inventory and maintenance to leasing and construction can be handled in one platform. IBM has also introduced TRIRIGA in UX which brings a much nicer interface along with some really useful features. Its APIs make integration flexible too since users can connect it with systems like SAP and PeopleSoft, pull data into mobile apps and even build all TRIRIGA modules into a mobile application.
Cons
Some parts of the software still have traditional UI which is a downside in my opinion. Another issue is when several workflows are triggered at the same time, it can slow things down although this only happens occasionally.

Cons
Overall look of this software looks outdataed. An updated UI would make a big difference. I understand that a redesign can be expensive especially for a platform that sits in the enterprise resource planning and integrated workplace management space, where visual polish is not always treated as a priority. Even so a lot of software across the market is moving toward cleaner, more modern design standards and I think this tool should head in that direction too.

What makes this tool particularly valuable for our team is how quickly it lets us put together on-the-fly solutions for custom requirements using the out-of-the-box builder tools. We don't have to write complicated code for everything since the application can automatically generate Java code based on the tasks we choose in the workflows.
Cons
There are still certain glitches and known errors that come up and when they do, we usually have to wait for hotfixes or platform upgrades to fix them. It's not constant but at times the wait for a platform-level issue to be resolved can be quite long.

The rollout has taken a bit longer than we originally expected and the approval process in Tririga still has several issues tied to licensing. That part really needs to be resolved so approvals can move through the system properly.
