I've used this software for several years. I've tried free and paid platforms in the past, but I stuck with Landlord Studio when I discovered it. It does everything I need and more.

Cons

There isn't really anything lacking in the software. Having used different platforms, none had the features or usability this one offers.

Great for tracking rent payments and expenses.

I'd love it if you could take pictures of receipts as you purchase items and email them in, so the data is entered automatically like in QuickBooks.

I use each feature differently. All my devices are synced, making everything convenient and easy.

The only features I don't use are the credit check and automatic deposits. We live in a small community with very little turnover in the homes I own and manage.

This is the best app I've ever used to manage tenant agreements and payments. I also love the well-organized reports I can send to myself and my tenants. It's extremely affordable. I'm so glad I found Landlord Studio. They've taken all the manual work and long hours out of my day, and it's so easy to use.

Expense and payment templates need improvement. Also, please bring the auto direct transfer option to Australia and New Zealand.

It's simple to navigate, stores my leases, driver's license photos, inventory and condition reports, receipts, and expenses, keeping me organized and maintaining photos of maintenance issues.

Pros

Everyone has a busy life and is short on time. Landlord Studio is an affordable tool that is simple to use, but more importantly, it's very quick and accurate. With just a few taps on my phone, I can log payments or expenses or even communicate with tenants immediately.

Cons

I haven't found any downsides yet. Every part of Landlord Studio I use regularly works perfectly.

I find it invaluable to utilize the app version for managing all details related to my properties. It's cost-effective, functions smoothly, delivers accurate reports, and allows me to categorize expenses efficiently with scanned receipts. This makes it seamless to compile everything for the accountant at the end of the fiscal year.

Cons

Adjusting the rent price is difficult since I have to set up a new lease, leading to overlapping dates and issues. The software crashes sometimes and needs to be restarted. I also use it for Airbnb, where prices change weekly, so it would be great if rent prices and frequency weren't fixed.

Pros

The mobile app and desktop version are intuitive. The customer service is EXCELLENT! I love the numerous options for automatic reminders and email templates.

I wish leases could be created within the software and sent for electronic signatures. It would be useful to print maintenance reports by property address or specific time periods like other reports.

The cost is a major benefit. I used FreshBooks for 10 years, but they became too expensive and lost many useful features. Landlord Studio, while not having every feature FreshBooks had, is fully capable of managing all aspects of property management. I even use it for non-rental business income. At $12 a year per 'location', I can't think of a better solution. Reports are my most used feature, alongside daily use of Expenses. The support is excellent, quick to respond and always helpful, even if I don't always get the features I ask for.

Cons

I have a few issues. First, I wish "Expenses" were at the top of each property instead of having to scroll down. Second, I couldn't import data from FreshBooks. Third, I'm a fan of keyboard shortcuts, but it's annoying that the Paid date defaults to the current date when I tab through an expense entry. I think there should be an "Expense date" for reports. Fourth, I used to be able to open expenses in new tabs and keep my original list open, but now it opens in the same tab. When I return to the expense list, it only shows the first 10 entries, and I have to manually select 25, 50, or 100 entries. It would help if I could set 100 as the default. Lastly, some options are only available in the USA and not in Canada.
