Thrilled with Landlord Studio! It's very intuitive and has a clear, easy-to-read layout. I chose it over other options because the mobile design is so handy. The color scheme is pleasing, and everything is laid out simply. It has all the essential features.

Editing leases, particularly changing start and end dates, isn't as simple as I'd prefer. Since I have tenants who don't stay for a full year, terminating their leases is complicated. An option to end the lease early if a tenant vacates would be useful.

As an EU customer, I can't link my bank account to automatically track rent payments. Consequently, everything feels manual. Instead of getting a quick overview when I log in, I have to update everything manually first. Sometimes, it feels like I'm working for the app rather than the app working for me.

A friend who manages a single property recommended this product. As a novice property manager, I bought an annual subscription to manage one unit. So far, I love it. No complaints. It's easy to navigate, has many sample templates, offers mobile and desktop options, and customer support responds quickly with solutions. I am truly happy with this product.

Tenant portal, rent tracking, and online collection are available. Very intuitive and easy to understand. Landlord Studio also has fast and convenient bank/credit card integration.

The only improvement I can think of is that online rent collection takes about 5-7 days to reach the landlord's bank. If rent is due on the 5th, it won't hit the bank account until the 10th-12th.

Sometimes reconciling transactions is a bit repetitive. For instance, transactions from the electric company should automatically go to the utilities category. It's a minor issue but would be more efficient.

Not all features are intuitive. For example, there's a category called "Organization" where you list expenses and upload invoices. "Expenses" would be a more accurate name. It took me a moment to find where to document expenses.

We haven't encountered any cons with the product. Whenever we suggested a feature to help manage our properties, the developers either showed us how to do it or worked on upgrades to make it available. The support team is great and communicates well with clients.

Everyone has a busy life and is short on time. Landlord Studio is an affordable tool that is simple to use, but more importantly, it's very quick and accurate. With just a few taps on my phone, I can log payments or expenses or even communicate with tenants immediately.

Adjusting the rent price is difficult since I have to set up a new lease, leading to overlapping dates and issues. The software crashes sometimes and needs to be restarted. I also use it for Airbnb, where prices change weekly, so it would be great if rent prices and frequency weren't fixed.

The cost is a major benefit. I used FreshBooks for 10 years, but they became too expensive and lost many useful features. Landlord Studio, while not having every feature FreshBooks had, is fully capable of managing all aspects of property management. I even use it for non-rental business income. At $12 a year per 'location', I can't think of a better solution. Reports are my most used feature, alongside daily use of Expenses. The support is excellent, quick to respond and always helpful, even if I don't always get the features I ask for.

Cons

I have a few issues. First, I wish "Expenses" were at the top of each property instead of having to scroll down. Second, I couldn't import data from FreshBooks. Third, I'm a fan of keyboard shortcuts, but it's annoying that the Paid date defaults to the current date when I tab through an expense entry. I think there should be an "Expense date" for reports. Fourth, I used to be able to open expenses in new tabs and keep my original list open, but now it opens in the same tab. When I return to the expense list, it only shows the first 10 entries, and I have to manually select 25, 50, or 100 entries. It would help if I could set 100 as the default. Lastly, some options are only available in the USA and not in Canada.
