Pros
I'm accustomed to it. It is relatively easy to learn and meets all the needs for property management accounting.
Cons
The external portals are difficult for our owners and tenants to navigate.

Pros
Good product, but there's room for improvement. Overall, I like it. I haven't used other PM products, so I can't compare.
Cons
Customization and automation are key. In 2022, automation is becoming crucial. Some tedious tasks could be minimized or eliminated with automation. Setting up custom auto emails and alerts would be very helpful. The DocuSign integration had limitations, so we removed it. It wouldn't allow us to add/edit certain things without changing the entire template, and we need flexibility. The text messaging feature lacked mass text functions, so we got rid of it. Auto texts would be useful. Conditional logic would also be an amazing addition.

“Enjoying the system, only because the support team is on point and response time is impeccable.
Pros
The support team is outstanding. Their support ensures the product meets customer needs. All systems have issues, but your support team is the foundation that allows this product to excel.
Cons
You can't open multiple browser windows with the system. If I open tenant A's page to send a notice and then glance at tenant B's page, the information from tenant B's page will plug into the mail merge for tenant A.

Propertyware's property management program is excellent. I can't imagine how our company would function without it.

Pros
I like the clear and concise layout of this software. Other software programs are too cluttered and Excel-based. This one is more modern and user-friendly.
Cons
Technical support often takes a long time. When I call about glitches, particularly with partial payment applications in bill pay, I'm on the phone for at least an hour, and the issue is rarely resolved immediately.

Excellent customer service, I always get the help I need.
Cons
Maybe it's the admin settings, but I need: property-specific emails and notifications, accurate reports like 90-day expirations, and 90-day notifications for owners, just like tenants get.

“Residential Property Management Propertyware User
Pros
Propertyware is simple to use, and most functions are accessible on a mobile device when you're on the go. Phone support is available from 9 am to 8 pm EST. There are multiple templates for owner statements. It keeps property management paperless. No accounting background is needed to use the platform, but it helps.
Cons
To view a document from the admin platform, it must be downloaded each time, rather than viewed directly in the platform. Tenant payments are limited in maximum amounts and are only accepted one at a time, taking up to five business days to process. Not all phone support techs are well-versed in the software, so multiple calls are sometimes needed to get an answer.

Pros
The online tenant portal is a big help for both the corporate office and tenants.
Cons
There isn't a feature to clone journal entries with more than one item. For example, monthly property tax accruals have to be entered by hand each month. The new recurring entries function only handles one account per entry, which isn't practical for managing many properties. One monthly entry for one property can require four recurring entries. This process isn't workable and requires checking each month for accuracy. Many reports can't pull all the needed information into one report, requiring multiple reports to be exported to Excel, which is time-consuming. If all the information is in Propertyware, it should flow to all reports.

This software program is incredibly convenient for everyone involved. Tenants can pay rent online, and owners can access their accounts through their portal, which has significantly reduced phone calls.
Cons
I'd like to see the total amount paid to vendors without having to add up each individual check. I'm sure there's a way to do this, but I haven't figured it out yet.

Pros
I use Propertyware for managing prospects, maintenance, conversions, uploading payments, and monitoring ledgers. Each of these functions is incredibly intuitive. Moreover, if I encounter an issue, the Propertyware team is always professional, friendly, knowledgeable, and patient. They never make you feel like your questions are silly.
Cons
So far, I have no issues with the software. For the tasks I need to accomplish, it's top-notch.

Once you grasp the program, it becomes intuitive, and if you ever forget something, the assistance feature gives you the solutions you require.
Cons
It took a while for me to learn the product. Being older and accustomed to manual methods, I only use the basic accounting features, so I can't comment on other functions like processing applications or tenant portals.

Propertyware continually evolves to meet customer demands and market needs. The customer service is top-notch, the features are excellent, and the open API shows their commitment to catering to user requirements.
Cons
The only two features I find lacking are a clean way to pay property management fees and the absence of multilingual options.
