The product is highly customizable, but it's frustrating when custom fields, like those for lockset codes, experience glitches and erase everything.

We've used Propertyware for three years. The base product is fine, but it glitches frequently. We wanted to switch last year, but my PM's father passed away, so we were stuck for another year. Main issues: 1. Our company website is often down. 2. Work orders disappear. 3. Applications vanish, requiring tenants to reapply and pay again. 4. Duplicate checks sometimes pay vendors twice. 5. Some owners aren't paid each month, so I have to manually check after every reconciliation. 6. Customer service is in India; the techs are great but can't solve these issues, calling them glitches.

We onboarded about 800 units, which was a lot of work, but the PropertyWare staff were very supportive and made the process smooth. We like that staff in various positions can use the software, and we can customize their experience based on their roles.

My company manages over 1100 units across 16 different portfolios. Propertyware isn't the most intuitive for managing such a large volume, and I often struggle with reports as certain fields aren't available to include.
