Pros

I'm grateful for how it reduces the workload for our office staff. Getting it up and running and incorporating it into our daily operations was quite uncomplicated.

Cons

We wish the Showdigs software had better integration with the Appfolio guest card system. It should reflect when a prospect schedules a tour or visits a unit on the Appfolio side, and we would like a way to ensure all prospects receive communication from Showdigs after expressing interest. Additionally, it would be helpful to see communications with tenants of occupied units.

When You Don't Want to Hire a Licensed Agent to Show

Its primary function of in-person inspections provides peace of mind for showings. I like the prescreening features and its effectiveness with inspections.

Cons

The lack of integration with Buildium is limiting. It could be more flexible with different showing structures, such as scheduling open houses and restricted showings. Saving previously loaded tenant contact information would also be ideal.

Pros

This software enables property managers to scale their business quickly. All showing inquiries are handled professionally. The team of realtors showing properties is very professional. Using a third party for showings ensures neutrality and helps with fair housing compliance. Outsourcing inspections allows property managers to focus on client and tenant communication. The option for self-showings in distant areas is an added benefit.

Showdigs schedules showings quickly and efficiently. Our first showing was arranged within an hour of launching the product. We use Showdigs in various markets, allowing us to scale rapidly without needing to hire contractors or full-time employees when volume is uncertain. Showdigs was invaluable during the mid-summer showing surge when our capacity was limited.

Cons

Reporting on a larger scale needs improvement. Showdigs has developed interim solutions to help, but more robust reporting features would be liked.

Great Platform for Providing More Showing Flexibility - Easy to Use and Wonderful Customer Support

Pros

We enjoy using this software to showcase our available rentals. The platform is intuitive and simple to operate, making property setup a quick process. Our office could start using this software immediately with minimal training, integrating it into our showing format quickly. We like that we can control the number of tours for a home and take over any tours with our in-house leasing agents if their schedules allow. Showdigs continuously updates and adds features to their platform, making it increasingly valuable for our staff.

Cons

When viewing upcoming tours, you can only sort by time, not by property. This makes it difficult to see all showings for a single property on the same day if they're spaced out. Also, if a tour gets canceled, the contact details for that lead disappear from the tour, so you have to go to the property page to find the prospect. These are minor issues, but they do add up when managing multiple properties at once.

Pros

Offering on-demand, 24/7 showings for prospective tenants has been transformative. Most people prefer choosing their own viewing times rather than being told when to visit a property. This flexibility is impossible with traditional scheduling through our field agents, but the self-scheduling feature has been a significant success for our company.

Cons

Chasing down leads who cancel and reschedule appointments can be costly. We've also had instances where agents gave incorrect information to prospective tenants, which can hurt our reputation. Overall, the software is intuitive and has seen major improvements since we first implemented it.

Cons

People cancel appointments frequently, often at the last minute. This isn't the app's fault, but the ease of rescheduling or canceling contributes to it. Sometimes the app lags, freezes, or doesn't work properly.

Nice Option for when you can't be everywhere

Pros

The convenience of outsourcing showings for a reasonable cost is great. The platform's feedback reporting is also valuable (though I haven't tried outsourcing an inspection yet, but it's tempting).

Cons

Initially, it was a bit tricky to set up and fully integrate with our PM software, but I managed by manually sending a link to schedule after speaking with a prospect. Also, I haven't found a good way to verify the licenses of showing agents.
