Pros
I appreciate that the software offers the option for Schedule E. Although I haven't had enough time to fully analyze it, I like that the feature is available.
Cons
To me, it feels cumbersome and time consuming. I'm not a fan of the different "windows" for adding details. For example, when inputting expenses, they aren't in alphabetical order but rather based on how you entered them into the software.

Simplify 'em proved to be userfriendly and integrated smoothly with our property management system.
Cons
The company went ahead and charged us for an additional 3 years after we chose not to renew our subscription. We ended up paying over $300 for a service we no longer needed. Be cautious when making a purchase.

One of the advantages I found was that it was an online platform accessible from anywhere.
Cons
The process of paying bills takes an excessive amount of time. The tenant portals failed to integrate properly with the software. It's not possible to add any other income categories besides rent received and late fees.

It's incredibly easy to use. It fulfills all my requirements without unnecessary complexities.
Cons
It would be better if the Security Deposits were displayed separately from the tenant balance. It should be its own item when viewing tenant information. Additionally, the late fee should have the option to be a fixed amount or a percentage of the rent, as leases often allow for a percentage based late fee.

What stood out to me about the software was how easily I could learn it. After evaluating various options, this product emerged as the most reasonably priced, easiest to learn, and offered comprehensive customer service.

I genuinely appreciated the support team as they were consistently responsive.
Cons
When I tried to send applications to potential tenants during a vacancy, it didn't work smoothly. Out of the 41 applications I sent, I only received 2 back. I had to manually reach out to those who had contacted me and ask support to send them a special link. After struggling with this for a week, I resorted to using my old application and sent it to around 18 people. Within 12 hours, I received 6 responses, and within 48 hours, I had 12 responses. Less than a week later, the apartment was rented out. This experience made me concerned about the rest of the system, as it failed to deliver results for the basic function of sending and receiving applications. The product simply didn't work.

Pros
This program proved to be effective for managing multiple properties. It excels in keeping expenses in order and generating comprehensive reports. I particularly liked the ability to load receipts for each expense, making them easily accessible.
Cons
It would be great if they had a mobile app for easier field data entry. Additionally, I wish there were a few more reporting options, such as one with line items below the general category.

Our sales representative delivered an impressive sales pitch.
Cons
The support provided is nonexistent or inadequate. If you're fortunate enough to receive a call back after two or more days, the customer support representative will ask what you need, give you instructions, and abruptly end the call, wishing you a nice day. The calls feel rushed. Moreover, they operate on Pacific Standard Time, so if you're on Eastern Standard Time, you only have a 5hour window for live support. The time frame for online payments, whether to your company or the owner, is at least 5 days. And if there's a mistake, it can add an additional 5 days to the process. In our experience, sending a check via mail to the property owner arrives faster than processing it through this software.

I can confidently say that it's relatively simple to learn, easy to use, and the support has been exceptional.
Cons
Currently, I'm using a system based on the double entry accounting system. In fact, I had to take an accounting course just to use it. The Simplify system is more use rfriendly and accessible for someone with no accounting knowledge. Initially, I found it difficult because it was too simple.

I found the software to be easy to learn, and entering data was a straightforward process.
Cons
I've been dealing with a software issue for over a month now. I'm unable to move tenants in or out, and editing leases causes my browser to lock up. I have to close the browser and log in again, but the problem persists. As a workaround, I've started using an excel spreadsheet to track leases and dates because the software I'm paying for simply doesn't function.

Pros
Over a span of two weeks, I evaluated property management software on a daily basis. In the end, it came down to Simplify Em and Rentec Direct. Both options were fantastic and suited the needs of our small startup company.
Cons
While not all the features are easy the customer service department has been quick and efficient in resolving all my issues!

Pros
What initially attracted me to this software was the excellent price to value ratio. After extensive research, I was determined to find PM software that offered the best value for my money. I had previously used other software, but they lacked the functionalities provided by this one. Now, after more than 3 years of using this software, I haven't looked back. It enables me to send various reports to owners, accurately log expenses and income, and much more.
Cons
Personally, I believe the higher tier prices should be lowered. There are certain functions that should be included in the lower tiers to better serve those users.

Cons
We didn't receive any proper training, just a basic orientation of the software. We were misled or not informed about many things before purchasing it.

“Have not had it a long time but much easier to use then other brand I had. Support has been very good. Price is very reasonable. I like that you can get applications screened and advertise your properties and only pay id you use a very small fee.

The greatest advantage is its simplicity, and I appreciate the ability to screen tenants and advertise, only paying for those specific services when needed.
Cons
So far, I haven't come across any aspects of this product that I dislike. It's been smooth sailing, and I believe it will continue to be that way.
