Initially, the company appears professional, but their true approach becomes evident when you try to cancel.

It's not very userfriendly. I registered and paid for a 2year subscription, only to realize within 6 months that it's an inferior product. I canceled, but I didn't receive any credit upon cancellation. I will make sure to share this experience as it reflects very poorly on their business.

In my experience of working with the software for a year, I was extremely disappointed. It's incredibly outdated and challenging to navigate, and the customer service is very poor.

Most features don't work as expected. Both tenants and vendors encountered issues accessing portals. There is no communication through the system, and everything needs to be manually entered. Instead of actually using the system, we spent more time trying to figure out how to use it.

I thoroughly enjoy using the software for tenant processing and rent collection. It's secure, quick, and easy to handle.

Cons

The website has numerous sections for managing real estate properties, so on rare occasions, I forget where to go if I haven't used a particular feature frequently. However, SimplifyEm support has been incredibly helpful.

Up to this point, I haven't found any flaws. It covers everything I need.

The standout aspect for me has been their customer support. I have had numerous questions and made some mistakes while setting up my first property. The Simplifyem staff has been excellent in providing guidance, especially Alex, who has been patient and immensely helpful!

There have been a couple of situations where I felt there could have been easier ways to resolve or reverse some poor choices during setup.

I personally find it very user friendly. It helps me stay organized with rent collections, and data entry is much easier compared to other applications I've used. I recently started using their online application, online leases, and tenant screening service, and integrating them with my existing process was a breeze. Setting up online rent collections was also straightforward.

Cons

I don't find anything difficult with the product. If I have a question, I can watch a video or consult the FAQ section for answers. The videos provided by SimplifyEm are very helpful.

The reason I chose this software company for my business needs is primarily its affordability. It may be cheap, but there's a reason behind it.

The company is dishonest, falsely claiming to have features that they actually don't (as of 20212022). Additionally, you have to manually enter EVERYTHING yourself.

Pros

One of the great features is the tenants portal, which facilitates email communication and online rent payments.

Cons

There isn't a mobile app for users, and they recently changed tenant screening companies, resulting in difficulties getting approved. Although promised during signup, they are not inclined to provide 1:1 support for the software program.

In my opinion, this software is terrible. I strongly advise against purchasing it!

While the software offers a free moneyback guarantee, they don't actually refund your money after processing your first rent roll and discovering that the system doesn't handle rent and owner draws smoothly. Tenants dislike their portal, and owners are frustrated by the 4day delay in receiving their money. I wouldn't even recommend this system to my competition; it's that bad.

Initially, I found some features to be less intuitive than I expected, but whenever I reached out to customer service through email, I received prompt responses. Now that I've been using the platform for a few months, I find it much easier to navigate. Additionally, the price is very affordable, especially for someone like me with only a few properties, and the customer service is excellent.

Cons

It would be convenient if there was a mobile app available for both iPhone and Android. Viewing the website from a mobile phone isn't very easy. Additionally, it was a bit challenging for my tenants to set up their accounts, resulting in numerous questions. I had to resort to searching YouTube for tutorial videos. It would be helpful if a setup video or some form of guidance is provided to tenants during the signup process. Alternatively, if the owner/property manager could be trained to assist tenants through the process.

I appreciate that it's foolproof and straightforward. It's a simple software.

Cons

Overall, I only have two complaints. Firstly, when entering rent payments, I wish the date would default to the date I enter instead of defaulting to the first of the month. Secondly, the font size when printing checks is a bit too small, and I would prefer it to be larger.

Pros

The best aspect is its ease of use. Unlike QuickBooks which isnt specifically designed for property management, Simplifyem is tailored for it. The interface, layout, and tabs are all created with property management in mind, which is not the case with QuickBooks.

Cons

I don't have many complaints, and they are quite minor. I would love to have the ability to track HOA violations. Other than that, I haven't come across any major pet peeves. If there's something I can't figure out, SimplifyEm is always there to assist.
