Great product!

Pros

I highly recommend it as it helps us keep track of all rents and tenants, and even enables us to set up online billing!

Cons

I do wish it integrated with our accounting software, but overall, I'm satisfied with its current capabilities and will continue using it.

Property management made easy

Pros

The software is user friendly, and the cost seems reasonable. Tutorials are available as needed, and customer support is always accessible. Entering and editing information is effortless when necessary.

Cons

I might be mistaken, but it doesn't seem to have the functionality to download into Quicken. We're just starting with this software, so there aren't any defects to mention at this point.

Not integrated correctly!

Pros

It serves as a useful repository for tenant information and offers convenient email capabilities. The price is good, but it may be worth considering the Pro version.

Cons

There are too many pages to navigate between, such as units, tenants, and rents all being on separate "pages," which leads to constant backandforth. Since I don't have the Pro version, the reports are also quite limited.

A little more than Okay!

Pros

This software becomes increasingly user friendly as you become more familiar with it. It's crucial to get handson experience with the software. It effectively keeps everything organized, and their customer service is exceptional, always ready to assist with any issues.

Cons

SimplifyEm would greatly benefit from improved training. I prefer having information readily available or instructional videos to watch instead of having to call for support. Enhancing that aspect would make it even better.

Pretty good.

Pros

After experimenting with the software a couple of times, I found it to be quite easy to use. The interface is wellorganized.

Cons

When setting up tenants initially, there's a section to enter the flat late fee and daily fees. However, I'm unsure if they actually work because the representative who guided me through the process manually input the late fees. It would be inconvenient to do that for each tenant. Hopefully, it's just a misunderstanding on my part, and I'll find out soon.

Simple yet Satisfying

Pros

I underestimated this management software, but it turned out to be better than expected. It was the first software I used before switching to a more robust (and expensive) system. Considering the price, SimplifyEm offers the best value for your money. Although it may not appear intuitive initially, it's actually much easier to work with compared to its more complicated competitors.

Cons

It doesn't have a standalone app and relies on their mobile website to meet my mobile needs. It gets the job done, but the experience isn't as seamless as it could be. SimplifyEm also lacks some of the training options available in other software.

Easy To Use

Pros

It's inexpensive, and the customer support is excellent. It's also easy and simeple for tenants, with easy access. The website is well organized, and it integrates nicely with online rent payments.

Cons

I wish more notices could be automated, and it would be helpful if the site could send bills and integrate with banking accounts for additional fees.

So far loving it and the customer support is just as good if not better than the reviews stated.

Pros

It's a comprehensive leasing and management suite that operates on the cloud. It's suitable for individuals or companies of any size and allows room for expansion. The integration of the Trans Union credit/criminal history site is a significant advantage.

Cons

So far, I haven't encountered any issues, just the learning curve that comes with a new system. I transitioned from using Quicken, a standalone program, to this excellent product, so it will take some time to familiarize myself with all the features.

Great program base software.

Pros

The software is advertised as an accounting management solution for owners, but in reality, it's a simple web based software.

Cons

The reports aren't detailed enough for the owners. Adding more information to the reports would be a valuable enhancement.

Makes management a whole lot easier!

Pros

It's easy to use and readily available whenever I need it. The software has great features and helps with all my daily management tasks. It has improved my organization with billing and given me more time to personally attend to my clients. Overall, it has made my small business and life much easier. Thank you so much!

Can be used anywhere

Pros

SimplifyEm simplifies the tracking of rent and payments. It has made it effortless for me to collect rents online and keep track of all my property expenses in one place. I can store lease agreements and easily access them within the application. I also use it to send emails and notices to my tenants. I appreciate the rent reminders and the ability to track maintenance requests.

Cons

It would be great if I could use the application offline. While some forms like lease agreements and notices can be accessed offline, I still can't perform data entry without an internet connection.

A set up for managing property

Pros

The basic setup makes it easier to use, although it may not appeal to everyone. The price point is much better compared to the larger and more advanced property management software available.

Cons

A Huge Time Saver!

Pros

As a property owner, SimplifyEm has significantly reduced my workload and saved me time. I can quickly view work orders and expenses at a glance while collecting payments and accessing all tenant communication in one place. I particularly like the ability to set up rent reminders for automatic monthly invoicing, which ensures timely rent collection. SimplifyEm has freed up my time and streamlined my property management tasks, making the process more manageable and allowing me to spend less time on property management.

Cons

Personally, I have no complaints about the software; it has served us well.

SimplifyEm Simplified My Life

Pros

SimplifyEm offers a multitude of features for property managers and landlords, allowing us to efficiently track work orders, repairs, rent/lease payments, lease documents, invoices, deadlines, and more. I appreciate how SimplifyEm enables me to send emails, rent reminders, rent receipts, and notices. One of the best aspects is its simple interface, making it intuitive even for those like me who aren't techsavvy. Additionally, the software seamlessly integrates with Excel and QuickBooks, allowing for easy export if needed.

Cons

Initially, when I started using the software, I had to contact support a couple of times. They were quick to answer my questions and even responded on weekends. I do wish they offered phone support over the weekend since some of us like to work during that time. As a property owner, I find features like work orders unnecessary. If there was an option to hide these features, it would make the application even easier to use.

Easily manage properties with no hassle

Pros

This software has minimized the burdensome and time consuming task of tracking income and expenses for all my properties. What I love most is the ability to view the dashboard actively and not just passively receive information. I can charge fees, keep track of tenant balances, and streamline communication with tenants. SimplifyEm has made it easier for my team and me to coordinate and pick up where others left off.

Cons

One major concern I had was adapting to the software. In the past, we've had experiences where it took months to get used to a new system, and I ended up even more confused. However, with SimplifyEm, the experience was much better. I didn't have any issues with understanding how to use the platform; it was intuitive. I was able to start using the app without any problems. However, I do think it would be helpful if the company added more FAQs since I had to contact support a few times.

For the non-bookkeeper types

Pros

Ease of use is crucial for me, as I am a visual person. SimplifyEm tracks everything and provides relevant reports, allowing me to identify the best performing properties and finetune the others.

Cons

Not all functions are immediately obvious, and I've had to reach out to tech support a few times. However, they were excellent at guiding me through the process.

Really, simply fantastic

Pros

SimplifyEm is truly fantastic for landlords like me because it automates the mundane tasks and simplifies the difficult ones. With all the factors I have to deal with daily, SimplifyEm brings everything together. The system alerts me to various important details, such as tenants who have paid, those currently late on rent, open repair tasks, and much more.

Cons

The software allows for exporting to QuickBooks and transactions to a spreadsheet. In the future, I hope they expand this feature to include exporting all reports to spreadsheets.

SimplifyEm met all my property management needs

Pros

SimplifyEm has been the perfect solution for managing my residential rental properties. Being a web based application accessible anytime, anywhere via the Internet is incredibly convenient. As a property manager, I can automate income and expense tracking, fee charging, tenant balance management, online payment collection, and tenant communication through portals and notices. No longer do I have to manually track information for each property, and I've saved time by automating statements, notices, and fees. The software has eliminated the need for piles of paper and repetitive tasks. I can easily track work orders and repairs, schedule maintenance personnel, and review the history for each tenant/apartment through the calendar. The task center keeps all communication history with vendors, owners, and tenants in one place, complete with attached supporting documents. SimplifyEm allows me to handle everything from creating invoices, tracking deadlines, storing lease agreements, monitoring insurance, to capturing tenant details all in a single platform. When necessary, I can send group emails/notices for site visits, maintenance alerts, rent reminders, and other important news to share with all tenants.

Cons

SimplifyEms accounting module effectively manages accounts payable and receivable, along with monitoring recurring charges and providing a complete transaction history. I personally use QuickBooks for payroll and can easily export other transactions. The banking feature allows me to print checks, access bank accounts, perform reconciliations, and view bank balances. I did have to adjust the margins for printing, though.
