It's so easy to use, and if I make a mistake, the support team is always ready to guide me or fix it for me. I really appreciate their assistance.

Cons

At this point, there is nothing I have found that I don't like. Some things require a little more reading to understand, but overall, it's still easy enough to grasp.

Cons

You don't learn the truth about the product until you start using it. For example, you may not receive some of your money until the 7th of the month when using online banking, even though the rent is due on the 1st. The program also does not inform you of a service request placed on the Portal by a tenant, and you are not emailed about the service request. Inconveniently, you must go online and search for the service request, which defeats the purpose of convenience.

The learning curve was short, and the online help was particularly useful in setting up the properties. I had longterm tenants with prior lease agreements and deposit amounts, and the online help guided me on how to document them properly without causing accounting errors. I've already accessed comprehensive and wellstructured owner reports. They exceeded my expectations

Cons

The name "SimplifyEM" may seem a bit silly, but it doesn't reflect the fact that this is a very professional and complete package.

The price is unbeatable. If you're a property owner with a few properties, this is the ideal solution

The software has limitations in customization and reporting options. It lacks bank reconciliation reports, and the GL codes are extremely limited. Additionally, while they claim the software supports certain functions, they often try to walk you through a "workaround" to achieve what you want, which is not sufficient. If you get audited by the state (which is very common in WA), good luck with this software! It's too simplified, has limited functionality, and is not intuitive at all. Once you get in and start using it, you can figure it out, but it never feels smooth. Also, some things are too easy to enter, making it too easy to make mistakes. For example, my dog walked on my keyboard one day... To say the accounting is robust, I think that's a misunderstanding of the definition of that word.

I tried other property management software options but found myself confused and overwhelmed. SimplifyEm is easy to understand and use. If I get stuck, I call customer support, and they guide me through the process. The representatives are always polite, friendly, and professional. Now, I can focus on better serving my clients' need

The software is comprehensive and userfriendly. I've never encountered such fantastic vendor support. I can't praise the support team enough. Not only are they experts in the software, but they also have extensive knowledge of the property management industry. They've provided several valuable tips on setting up the worksheets, among other things.

It's hard for me to find something I dislike. Maybe a more robust report generator would be helpful so I can customize my reports further.

Keeping records and sending out owner reports for our properties is a breeze.

Unfortunately, there is no way to email the 1099 reports in February, even though the email addresses are available in the program by house. Since many of our owners move throughout the year, especially military personnel, many 1099s are returned in the mail.

SimplifyEm understands my rental business needs perfectly. While I don't utilize all its features, it's great to have everything readily available. I get exactly what I need and more from SimplifyEm.

I honestly have "nothing" that I don't like! The technical support team is amazing to work with. While I don't need support often, they are quick to answer the phone or call me back if I need help. The support staff is always professional and polite. The program itself is very userfriendly.

The bookkeeping system and reporting are straightforward. I make use of the autodraft service for rent collection, and 90% of my tenants use it without any complaints.

It takes around ten days to realize when an aut odraft from a tenant's bank account has failed. Once I receive the notice, it's very helpful in rescheduling a second draft.

Gathering information could be more detailed. It would be beneficial if landlord, tenant, and managers were all easily accessible, and the name/title of the unit could align with the owner of the property rather than just the unit number or company name.
