This product does exactly what it promises. It's nice and simple to use. It saves valuable time that would otherwise be wasted on organizing finances.
Cons

Pros
It's free for one property and has low monthly rates for multiple properties. It allows for tenant billing and ACH payments, as well as document storage.
Cons
It could be a little easier to navigate, in my opinion.

It offers online rent payments, tenant and vendor reports, income and expense reports, rent roll, and more.
Cons
Parking fees and any other fees have to be compiled in one rent payment. It doesn't allow for breaking it up.

The telephone support for any questions I have about using the product is outstanding.
Cons
I have experienced a few glitches in the software. For example, I am unable to split expenses over more than one property without having to make the division allocation and then pull up each property to make the entry. I have inquired about modifying the program, which is essentially from an old Quicken Property Management program, but I was informed that there is not a great demand for this change. I wonder if the users are even aware of the possibility?

Pros
The interface is clean and easy to use. The customer support is phenomenal, even available on weekends. The pricing is very reasonable.
Cons
There are a few areas that could be improved: 1. There is no way to send a tenant a direct invoice. 2. Accounting for the return of the security deposit and making deductions is almost impossible. 3. The online payment module is not fully integrated with the tenant info; if you enter a rent increase starting in 2 months, a higher payment will be taken out the next month??

“Software advice lead us to purchase SimplifyEm for our business
Pros
Although we haven't started using SimplifyEm yet, we plan to set it up in November 2016 for a January 2017 launch. We committed to a threeyear plan based on the software advice we received. They recommended three companies that they believed would work for our business, saving us the hassle of contacting numerous companies. I reached out to the three recommended companies, assessed their offerings and prices, and ultimately decided that SimplifyEm would be the best fit. They made the search for a software company much less burdensome.
Cons
There is nothing about it that I do not like. The support team was very prompt in helping me select the software. They even followed up to see if I had any questions or needed further assistance in selecting a different software.

It's extremely easy to use with a clear presentation. I can effortlessly view multiple units at once.
Cons
When I input the details of the payment in the notes section, something happens with the formatting. For example, instead of symbols (which I use when putting in dates), it changes them to "n" and other weird things. I have had to modify the way I input information. Additionally, when people are behind on payments, if I input the actual payment date, it applies to the month the payment was received (e.g., if someone pays me on August 8th for July rent, using the date of payment will only apply it to August). So, I have to use the notes section to indicate when the payment was actually made.

Pros
I'm new to the product, but so far, it seems to provide great value. We're a small operation in need of significant organization and recordkeeping, and this product appears to meet our needs precisely. I inputted data over the weekend, and it was surprisingly simple I was able to do it all on my own.
Cons
The go back option is a little tricky. I needed to go back to the previous screen, and I had to figure out a workaround. It's probably an operator issue; I just need to learn the program better.
