TenantCloud covers all the necessary aspects required for effective property management. From tracking properties and creating online listings to handling prospective tenant applications and lease creation with digital signatures. Once everything is set up, tenant payments, communications, and maintenance requests are seamlessly managed in one place with consistency across all areas.
Cons
I occasionally struggle with the lease renewal process and ensuring that I'm making the correct changes before finalizing them. However, TenantCloud has really excelled in this area recently. Initially, the support was limited to online forums, FAQs, and an offshore chat feature that seemed to provide copied answers from these sources. But in the past year, everything has changed. Now, when I call TC Support, I speak with knowledgeable individuals who truly understand the business, many of whom have backgrounds in property management. They work through challenges with me and help me confirm that I'm making the right decisions for my business. I commend TC for their significant improvements in this aspect.

Pros
TenantCloud messenger, maintenance requests, listings and helpful customer service are among the standout features.
Cons
There are a few areas that need improvement: the loading time between pages is often too long, the Stripe system takes too many days to clear rent payments to the bank, changing the payment method from "tenants pay separate" to "tenants pay jointly" is not possible once entered, and the system doesn't automatically update the rent amount when switching from a month-to-month lease to a one year lease at a higher rate. Additionally the cost is relatively high compared to other apps as I pay $100 per month.

Sometimes the support team at TenantCloud dismisses issues by providing reasons for why something isn't working as expected, instead of acknowledging them as problems and taking the opportunity to improve.

The all in one nature of the software saves me a significant amount of time when communicating with my tenants and reconciling my books.
Cons
There does not seem to be a straightforward way to account for owner contributions and deposit returns from vendors, making reconciliation a bit challenging in those areas. Some minor bugs exist with notifications but they don't hinder smaller businesses. However it could become an issue when scaling. Another ideal feature would be an easy print option for ticket and chat communications for record keeping purposes.

For a small property manager, the most greatest feature is the ability to have your listings appear on popular rental websites. The entire listing process is crucial, including the background check option, and having it all in one system like TenantCloud is invaluable. Moreover, TenantCloud offers a comprehensive "one-stop-shop" with automation that enhances the property manager/tenant relationship.
Cons
One area that could be improved in the TenantCloud system is ease of use and finding specific features. For small property managers who don't work in the system full-time, it can be challenging to locate what they're looking for. However the chat support team is wonderful and provides quick answers and assistance. I also recommend reviewing the available tutorials for new users.

TenantCloud is cost effective and provides all the necessary features to run a property management business. The tenant portal and property owner portal are useful, allowing for online rent collection and maintenance request reception. This product can grow with your business.
Cons
The financial reporting is not very user friendly and can be challenging to read and understand. Additionally, the property owner portal does not display all the transactions related to the property. It takes quite a long time, around 5 to 7 days to transfer money and online payments incur a small transaction fee.
