“Tenant Cloud - A great platform and value

Pros

TenantCloud provides a comprehensive platform for listing rentals, finding and approving applicants, storing and documenting leases and agreements, tracking payments and receipts from tenants, managing expenses and monitoring maintenance costs for properties and associated equipment/fixtures. All of these features are conveniently accessible online, and the value for money is excellent. TenantCloud is available through both desktop and mobile applications.

Cons

To fully utilize the system and its capabilities, it requires some trial and error. While the available training is well structured, it may take some time for novices or newcomers to figure things out and utilize all the features. One area that needs improvement, in my opinion, is the speed at which payments from tenants are processed and transferred to the owners bank account. Considering that online payments are typically instant nowadays and all rent payments are made through TenantCloud's portal, there is no reason why payments to owners couldn't be processed within 24 to 48 hours at most. Currently it takes 7 days or more to release payments to the owner's bank account.

“Best bang for the buck property management software.

Pros

It's cost-effective and simple to use. Perfect for online payments, lease tracking, and maintenance requests.

Cons

The accounting functionality is not comprehensive enough and there are a few glitches that could be resolved to reduce the number of clicks required.

“Good product but expensive

For property managers the most valuable features of TenantCloud come into play. It enables appropriate interactions between property managers and owners as well as property managers and tenants. This capability is the sole reason I continue to use TenantCloud.

Cons

TenantCloud implemented significant price increases last year then switched payment processors and added/increased payment processing fees. Unfortunately once you have set up all your properties, owners and tenants, it becomes difficult to switch to another platform. TenantCloud also lacks comprehensive accounting functionality. While it has a transaction page, it doesn't truly track all the inflows and outflows of money. The impact of certain options is hard to comprehend when setting up a lease for example.

Pros

The ability to syndicate listings across multiple sites and the convenience of lease/template setup are notable features of TenantCloud.

Cons

There is currently no way to connect bank accounts to properties or have predictive categorization.

The ability to automatically track rent payments is truly outstanding.

Cons

It would be convenient if I could update recurring transaction amounts without having to delete and recreate the entire transaction. This is particularly useful when mortgage amounts change periodically.

Having everything I need in one place, from listing vacancies to electronically signing leases and collecting rents, is fantastic.

Cons

It's not always intuitive. Some features require some effort to figure out.

Pros

We self manage several properties near us, and using TenantCloud saves us money compared to hiring property managers. It's also very easy to list properties and find quality tenants.

Cons

Some features are not completely intuitive. However, the technical support team is absolutely outstanding, and I highly recommend their assistance.

The interface is very simple, making it easy to navigate both the app and website. There are numerous features available and the customer support is exceptional. I've been using TC for over 5 years, and as long as they continue to provide the same level of service or better, I plan to stick with them.

Cons

As a power user I believe they should allow us to contribute and enhance the product for greater robustness and improvement.

It covers property management accounting, rent reporting, maintenance requests, and online payments.

Cons

The online payments were converted to a new system, and there were some initial hiccups. However, those have been resolved.

The lease template and the ability to docusign leases and other documents are highly beneficial.

Cons

It would be great to have the ability to customize the website. For instance, as managers of single family homes without on site property managers, we would like to remove the "schedule a tour" feature from our page. Instead we prefer having applicants fill out an application, allowing us to contact them to schedule a viewing.

Pros

Having previously worked for a large firm with a different system, I knew exactly what features I needed when starting my own business. TenantCloud offered everything I required at a very reasonable price.

Cons

The slow payment processing procedure,which was a major concern, has been significantly improved with the introduction of Faster Payments. This addresses my biggest issue with TenantCloud.

“Great for all my PM needs

Pros

I have multiple rental properties with different partners involved in each one. TenantCloud has made it easy for me to track rents, expenses, and set up automatic online payments to different bank accounts based on each property.

Cons

It's not the most intuitive system, but I've found the answers quickly through a simple Google search. TenantCloud has a comprehensive FAQs section.

“The price hike got me out

Pros

I appreciate the automated payments, the maintenance Kanban board, and the ability to track appliance part numbers. However it would be great to have improved mobile functionality, especially for managing maintenance tasks.

Cons

I find the organization of leases and tenants to be quite cumbersome. It takes me a few minutes to remember where to find the right tenant/lease. This should be one of the most intuitive areas of the website, but it's currently the most challenging in my opinion.

I like how easily it keeps track of rent payments, showing who has paid and who still owes.

Cons

Some features feel clunky and require extra clicks to return to a previous spot.

There are occasional bugs. The accounting feature can be hit or miss, and I need to enter a whole contact to assign an expense.

Applicants often encounter issues with the application, particularly with the phone number fields where a required field error occurs despite valid entries.

TenantCloud provides an extremely affordable option to purchase exactly what you need for your real estate business. We appreciate the accounting options, lease management, and end of year reporting, which are crucial for our tax reporting.

I would prefer if TenantCloud had fewer redundant options in its drop-down menus. It can overly complicate the costing and maintenance processes when there are multiple seemingly identical options. Additionally, it would be beneficial for smaller businesses to have access to the free features and only pay for specific tax reports at the end of the year rather than having a higher software subscription.

The software is easy to use on my phone, and the reporting and breakdown of information are excellent.

Cons

Occasionally, the app freezes and experiences glitches. It would be helpful to have more market data, tips on property management throughout the year and checklists to use.
