Only good thing about this software is that it's free for every user. Personally, I don't think rental tool should come with a fee so this tool is exactly what I wanted.
Cons
Getting around the platform wasn't the easiest part. It took some time to figure out where things were and how to move through the tool comfortably.

Pros
Running several rental properties across different booking sites used to mean jumping between multiple platforms all day. Now all our reservations, guest messages and automations are managed in one place which has made a huge difference. It really has simplified how we operate our properties and cut out a lot of unnecessary hassle.
Cons
It is a bit pricey but it addressed the limitations we ran into with other tools and gave us a much better way to keep the business running properly.

Pros
Operating our new holiday rental business with this software has made most of the day-to-day work much smoother. There was definitely some time required to learn it at the beginning and it is not a perfect platform but it still helps us manage things efficiently overall.
Cons
Biggest downside is the cost since extra subscriptions for features like security make the platform very expensive. Even with that, it still feels like the best option among a difficult group of alternatives.

Using this tool has been a positive experience overall because the platform is user-friendly. Getting everything set up is fairly simple although it is not the simplest system so people who are not very comfortable with computers may struggle a bit. I also felt confident that the data is kept secure and that guests' personal information is handled safely during the checkout and reservation payment process. On top of that, the monthly subscription feels like good value for managing five properties.
Cons
One area that really needs improvement is payment processing especially identity verification. That should be included by default instead of being an extra paid feature. Another disappointing part is the lack of phone support and even with email or chat, getting a prompt response can be hit or miss. Customer service overall leaves a lot of room for improvement. There are also frequent outages and it is frustrating that they often do not even send email updates when those issues happen.

Pros
When compared with the prices of other tool, the value for money it offers is excellent. The interface is clean and features like security deposits, cleaning, smart locks and client statements are all built right into it so there's no need to rely on extra third-party apps.
Cons
A few things that still feel limited are that there's no way to send invoices, the options for setting up custom notifications are fairly restricted and there isn't a way to integrate multiple companies with different billing methods.

Pros
The system is simple to use and clearly designed the right way for hospitality businesses like ours.
Cons
One limitation is that it only supports card payments when taking bookings and the setup is restricted to just one- or two-payment structures. It would be much better to also offer bank transfer payments and more flexible payment plan options.

Our team noted that the direct booking website is a real plus and the monthly fee stays quite affordable. The interface also looks clean and visually appealing.
Cons
Customer support was unavailable for much of the day in the United States and getting answers usually took 24 to 48 hours. Reporting tools were lacking and the platform was not very user-friendly overall. The app also felt limited in features and I didn't like that the calendar started on Monday instead of Sunday.

It includes most of the features I'm looking for especially at a relatively low monthly price.
Cons
Biggest problems are support and the deeper usability. Day to day, the platform works well enough but once you get into more detailed tasks like setting up a direct booking site, the help articles never seem to give the full picture. They're useful but there's always some important piece missing. For instance, if you want to change your booking site URL, you can't automatically get the TXT DNS record needed to verify the site and SSL can't be added automatically either. Both require contacting support. Even editing the site requires a special link that only support can provide, even though that really should already be available on the direct booking site page. And that leads to the bigger issue: support. The techs themselves are friendly and helpful but they're only available through chat. That might be manageable, except when you have multiple issues during onboarding and end up opening several chats. If an agent doesn't properly close one, you may not even be able to start another. Then you're pushed into email by replying to the chat transcript. That would be acceptable if requests were handled centrally but instead, if the original agent is off shift, your issue can just sit there for hours or even days. On top of that, there's no after-hours coverage so if you're working on your website in the evening and need something simple like that TXT record, you're stuck waiting until at least the next day. And even then, you may still get no answer because the assigned agent happens to be off that day too which you would have no way of knowing. The short version is that you have to rely on support for anything beyond basic booking management but support is not consistently available and requests can easily fall through because tickets don't seem to be centralized well. The software has real potential and overall it functions decently enough that I've stayed because switching would be a hassle but the customer service side is a serious deal-breaker and I'm definitely keeping an eye out for other options.

Paying $100 a month for just one property was bad enough but the system's problems ended up costing me thousands more in lost bookings. On top of that, I wasted hours trying to get assistance from their so-called support team. I would not recommend using this.
Cons
Support was practically nonexistent. It was terrible from the start and only kept getting worse.

Installing it was easy and using it day to day has been simple. The onboarding support was really helpful, the Airbnb integration works very well and the automated messaging saves a lot of time.
Cons
The app still feels pretty basic so I often have to switch over to the web version to handle certain tasks. The messaging feature also falls short compared to Airbnb since it doesn't display images. The VRBO integration has some limitations too which impacts how complete VRBO listings can be. It also connects with Google Travel but there's no real way to confirm whether my listing is actually live there it says it is yet I still couldn't find it after hours of searching. Another issue is that support hours don't align well with international time zones and there isn't much help available during off-hours or on weekends.

Getting started with it was pretty easy at the beginning. Once we got the hang of how everything works, our experience with it went very amazing
Cons
Our analysis revealed that the biggest frustration is that there's no phone number at all. The chat support is poor too it might say the wait is 20 minutes but it can easily turn into an hour. Even after you finally reach someone, they often take around 10 minutes to respond to each question.

Using it day to day has been very simple and the integrations with vacation rental systems have been excellent.
Cons
Biggest issue is the lack of integration with Breezeway. On top of that, the support has been extremely poor honestly almost impossible to deal with and if that doesn't improve, it will be the reason I and probably many others, start looking at other systems.

Plenty of channel managers cover almost the same basics, like calendar syncing, a unified inbox and automated messaging. What really convinced me to go with it was the direct connection to Google Rentals, the built-in cleaning scheduling and management that's simple to handle and the way it integrates with key tools such as PriceLabs and Zapier.
Cons
Pricing is the major downside in my case. If you only have one listing, paying $100 a month feels pretty expensive although that same plan lets me include up to 5 properties so it should feel much more cost-effective as I continue to grow.

Handling my bookings without it is really simple at this point. It keeps everything organized, automates guest messaging and the smart lock integration is incredibly useful. The direct booking page is simple to use and even though the app is still quite basic, it still adds value. Overall I'd definitely recommend it.
Cons
There are only two improvements I'd really like to see: first, a more capable app with expanded functionality and second, guest ID verification for every guest rather than only the primary one which is especially important in some countries.

The data doesn't always pull in correctly and VRBO still won't connect to the account. On top of that, several support bot and team interactions felt like they didn't really understand what was being explained. Another frustration is that team members who were granted full access still can't view the entire screen as the owner can and are limited to just the calendar.

“Amazing features at affordable price
Pros
After digging into dozens of property management platforms, it ended up checking every box that mattered to me. They even have a small business discount for users managing fewer than three properties which makes the pricing much more affordable. Their customer service has been A+ and overall I've been extremely pleased with the experience. I'd definitely recommend it to other vacation rental operators.
Cons
I can't think of any real downside. The only issue has been VRBO being difficult when working with a PMS but that's not something UPLISTING is responsible for.
