Yardi Review

Pros

The new look is great, with easily visible big icons. The maintenance ticketing system works well, and there is good separation of properties.

Cons

Breeze Premier requires further development. Lease generation should be more streamlined with fewer steps. Additionally, the tenant function needs to be less complicated. Removing unnecessary scheduled charges should be easier, and an automated email reminder system for lease renewals would be beneficial. There should also be designated areas for vendor ledgers, and more space to add information in the Invoice # section.

Yardi Breeze Review

Pros

There aren't many pros to mention about this system. The ability to switch between properties is probably the best feature.

Cons

There are too many drawbacks to list, but to put it simply, Breeze is very buggy. It frequently asks me to specify which property I'm selecting when trying to find a tenant or complete tasks. Changing the street rate when a customer arrives is a tedious process, and understanding the payment process as a whole is confusing for many managers.

Tough transition, but great overall experience

Pros

The ability to handle both property management and accounting makes Yardi Breeze an excellent choice. We previously used Quickbooks, but it lacked sufficient property management capabilities.

Cons

It took some time to get accustomed to Yardi after using QuickBooks for an extended period. Yardi's accounting functions are not as comprehensive as QuickBooks, but once we became familiar with the system, it proved to be productive.

Like it but could improve!

Pros

The navigation seems intuitive, and I appreciate the live webinars (as long as they don't get canceled).

Cons

During our demo, the salesperson continually referred to our "trainers" as trainers, even though they were actually implementers. Our company was under the impression that we would receive extensive training for several hours each week, with one-on-one sessions. Our previous software, which was only a quarter of the price of Yardi, provided 12 hours of training per week to help us navigate their software. We feel like we're navigating Yardi alone and are hesitant to make any changes without guidance. Additionally, there have been instances where webinars were canceled and rescheduled two weeks later, leaving us feeling stuck and unable to move forward.

Pros

The ease of use was evident, and the conversion process went smoothly without any issues.

Cons

I find it inconvenient to constantly switch back and forth to the main menu. It would be preferable to have the option to customize reports.

Pros

The system captures everything and is easy to locate.

Cons

Completing certain processes involves excessive steps. For example, setting up and paying management fees requires multiple steps, and if one is missed, it remains in the database without any alert indicating that further steps are necessary. The percentage calculations for each property are not accurate and must be manually entered. Posting payments needs to be done two or even three times, and then a separate step of "making a payment" is required. It would be more efficient to have all these actions consolidated on a single screen.

YardiBreeze, an all you can eat buffet of features in property managment

Pros

What I find most appealing about Yardi Breeze is that it offers what you put into it. We've been using it for over a year now, and I've noticed it would work exceptionally well if I weren't solely working on the back-end. There are numerous useful tools for every stage of the fiscal year. It's definitely worth exploring and giving it a try.

Cons

If you're fortunate enough to have an account manager like mine (the second one), you'll find Yardi incredibly easy and practical.

Cons

Unfortunately, it doesn't sync with QuickBooks, and cutting checks requires several steps instead of a simple "print check" option. Moreover, my owner payments are not processed immediately.

Pros

The search function, including the ability to search by email, is fantastic.

Cons

The accounting features and ease of use have some shortcomings. Not being able to print general ledger information on a receipt as it appears on the screen is a limitation. The prepaid balance causes the omission of critical charge dates, and RentCafe payments are accounted for on the tenant screen but not on the ledger, resulting in different balance due amounts for the same tenant. The amount prepaid is only visible on the cash receipt screen and not in other locations. Date sensitivity is overly high, and the use of the move-in button restricts editing of all fields, including rent and deposit amounts.
