New to Yardi

Pros

Now that I've been using this software for six months, I'm thrilled with my choice of this company. It is user-friendly and constantly improving to make things easier for customers with updated features. The customer service is easily accessible via phone or email and is always willing to help with any issues that may arise.

Cons

If there was one thing I could change, it would be to prevent the email from being sent to the homeowner during background screening.

Pros

The simplicity, features, and price are outstanding. Previously, we managed the property with several systems, but Yardi Breeze now allows us to handle everything online, including banking, financials, maintenance, and resident information. The communication features between residents and management have significantly improved.

Cons

I would prefer better control over listing my amenities and arranging the order of images on RentCafe. While the immediate access to chat-based help is appreciated, there are instances where I would prefer to speak with someone rather than typing everything out.

Pros

This software makes it a breeze to track maintenance and other tenant/property-related information. The support is fantastic and highly responsive to any questions.

Cons

We continue to face issues with listed availability where units that are no longer available still appear as vacant. Rent prices have also been updated but are not reflected correctly on the website. This has led to people applying for unavailable units at the wrong price, resulting in potential bad reviews when we have to cancel and decline their applications.

Don't Rush to buy Yardi Breeze

Pros

It was about $150 per month cheaper than Appfolio. As a very small company, the cost savings were the primary reason for switching. However, I must admit that Appfolio is far superior to Yardi Breeze in many aspects.

Cons

I have encountered several issues with Yardi that I feel compelled to share. First and foremost, we were promised the convenience of paying owner monthly distributions via ACH or E-check. We diligently provided all the necessary documentation, but when it came time for our first check run, this feature was nowhere to be found. We had no choice but to resort to printing paper checks and explaining the situation to each owner. To make matters worse, it seems that even for the upcoming month, we will still be stuck with paper checks due to ongoing delays in getting this functionality sorted out.Another frustration lies with the owner statements. They are incredibly confusing and will undoubtedly cause much confusion. The income and expenses are listed from the latest to the oldest, completely disregarding the chronological order. As a result, the running balance on the statement is utterly useless since it fails to accurately reflect the historical balance after each transaction. Additionally, tenant refundable deposits are mixed together with the seller's funds. This means that we have to take the time to explain to owners that a portion of the displayed amount is actually tenant security and not their funds. It would be far more beneficial if the statement clearly showed the owner's funds separately, along with a designated section displaying the current tenant security deposits held in trust. When it comes to printing checks for vendors, which often cover multiple invoices from various owners or properties, there is a glaring problem. The check stub provides no line item details, only displaying a lump sum amount. This makes it incredibly difficult for both the vendor and the management company to accurately allocate the payment to the corresponding invoices. Furthermore, Yardi lacks a tax module for states like Arizona, where the collection and remittance of sales tax on rent are necessary. This oversight creates additional challenges and complications for compliance. In our quest for assistance, we turned to Yardi's support team for guidance on managing certain functions. However, to our dismay, we were occasionally directed to consult with our accountant, even when the questions were not accounting-related. We sought assistance on how to navigate their system effectively, not accounting advice. This lack of appropriate support added to the overall frustration and hindered our progress. There are more grievances I could express, but I'll pause here for now. It is essential to address these issues and work towards improving the functionality and user experience of Yardi.

All-In-One Leasing Solution for Apartment Management

Pros

My team and I absolutely loved using Yardi for our lease-up, which encompassed around 250 units. I was thrilled with how user-friendly and effortless it was to input new prospect information and send out marketing materials through the software. It saved me an incredible amount of time for outbound marketing. Moreover, I was impressed by its consistent performance in quickly retrieving current and past resident information, unlike our previous system that frequently froze, causing frustration among residents who needed information promptly.

Cons

I find the frequent pop-up notifications when entering new information to be somewhat bothersome. It would be helpful to have the option to disable or choose which notifications I want to see. Certain fields that need to be filled in can be unnecessary, slowing down productivity when providing the best service to prospects.

Pros

The software is simple, easy to use, and extremely user-friendly. It felt instinctual from day one, and there's a logical flow of information.

Cons

It would be great to have some customization options for reports, particularly the rent roll. One of our owners would appreciate more detailed payment information.

Great starting point for a software

Pros

It's incredibly easy and sleek to use. I believe it will become a powerful management software at a reasonable price. With their extensive background in software and property management, they truly understand the needs of users.

Cons

Yardi has recently released this new software, but it still has a long way to catch up with what other companies are offering. Despite having a large parent company, their resources are limited, and they have their own vacancies website. This can be both beneficial for smooth software integration but limiting in terms of available resources.
